CVG Properties is actively searching for an On-Site Community Manager for Sunset Gardens Apartments, a 102-unit well cared for community in El Cajon, CA. The Community manager will work closely with the Regional Manager as well as our other San Diego area apartment managers and team members. As a Community Manager, you will manage all phases of the on-site operations, including leasing, marketing, resident retention, maintenance overview, financial, administration & risk management.
The Management position requires good customer service, communication, organization, a positive and can-do attitude, attention to detail, and the ability to work independently with minimal supervision.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Leasing & Resident customer service. Our residents and our prospects will be your #1 priority. Without them, no other business is necessary.
- Give direction to and monitor maintenance and apartment turn activities to ensure quality and expediency (i.e., "walk" units to ensure make-ready and work orders are completed)
- Communicate repair updates, property projects and delays clearly and effectively with senior management.
- Effectively show, lease, and move in prospective residents.
- Ensure leasing techniques are effective in obtaining closure, follow-up procedures met, signing / documentation of leases, and reporting systems are accurate and up to date.
- Conducts and oversees the leasing process by approving prospective resident applications, renewal leases, conducts apartment inspections, follows proper notice requirements and enforces community and lease requirements in accordance with the lease and city, state and federal laws.
- Collaborate to complete weekly / daily office & maintenance schedules and assignments.
- Achieve the highest possible net operating income through the implementation of effective cost control and revenue & leasing improvement.
- Monitor the receipt and reconciliation of deposits, rent collections, and charges to ensure they are submitted on a timely basis.
- Complete and monitor the timely receipt, reconciliation, and coding of all vendor invoices.
- Ensure property closeout is completed on time and ownership financial reports are accurate
- Meets revenue projections by helping set rental rates, ensuring rent and fees are collected and posted timely, makes electronic bank deposits and completes monthly financial reports as assigned.
- With support of the Regional Manager and corporate team, effectively handle resident complaints, concerns, and requests to ensure resident satisfaction
- Ensure all administrative & leasing reporting is accurate, complete, and submitted on a timely basis
- Maintain property appearance and ensure repairs are noted and completed on a timely basis (this requires regular property inspections and tours).
EDUCATION & EXPERIENCE
High School Diploma or Equivalent; Bachelor's degree preferred or four year's experience in the housing industry; or one to two years related experience and / or training; or equivalent combination of education and experience.Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.Ability to understand and perform all on-site software functions; basic computer skills required. Yardi & CRM Experience is preferred.Budget / financial, and legal / eviction knowledge and experience required.Must have basic knowledge of Lease Agreements, Fair Housing Laws and OSHA requirements.Ability to review and understand resident ledgers, delinquency reports, variance reports, etc..OTHER REQUIREMENTS
