Position Overview

The Maintenance Supervisor is the on-site leader of all physical operations for one or more student housing communities in Knoxville. This role is responsible for overseeing all aspects of maintenance, including work order management, preventative maintenance, vendor coordination, capital repairs, and make-ready execution. The ideal candidate will be a hands-on leader who is highly skilled, organized, and committed to maintaining high-quality, safe, and well-presented living environments for residents.

Key Responsibilities

Team Leadership

  • Supervise, train, and lead the on-site maintenance team, including technicians and porters.
  • Assign and follow up on daily work orders, make-ready tasks, and preventative maintenance.
  • Promote a culture of safety, professionalism, responsiveness, and accountability across the team.

Work Order Management

  • Respond promptly to maintenance requests from residents, leasing staff, and management.
  • Ensure timely and effective completion of all service tickets in accordance with company SLAs.
  • Troubleshoot and resolve HVAC, plumbing, electrical, appliance, carpentry, and general repair issues.
  • Make-Ready & Turnovers

  • Lead all unit turns, including painting, cleaning, appliance checks, and repairs.
  • Coordinate vendor work and team schedules to meet aggressive turn deadlines during peak season.
  • Maintain a detailed make-ready board or digital tracker to manage unit status efficiently.
  • Preventative & Capital Maintenance

  • Develop and execute preventative maintenance programs for building systems and equipment.
  • Identify and escalate capital improvement needs to the General Manager and Asset Management team.
  • Support on-site implementation of capital projects including vendor oversight and punch lists.
  • Vendor & Compliance Oversight

  • Manage service contracts and vendor performance, including landscaping, pest control, HVAC, and more.
  • Ensure compliance with OSHA standards, property safety procedures, and company policies.
  • Maintain inventory of tools, parts, and supplies; order replacements as needed while controlling costs.
  • Emergency Response

  • Be available for after-hours emergency maintenance on a rotating on-call schedule.
  • Respond quickly to urgent maintenance issues, safety hazards, or system failures.
  • Qualifications

  • 3–5+ years of multifamily or student housing maintenance experience, with supervisory responsibilities.
  • Strong hands-on skills in HVAC, electrical, plumbing, drywall, appliances, and general repair.
  • HVAC certification (EPA Type I or II) required; Universal preferred.
  • Strong organizational and leadership skills; ability to train, motivate, and manage a small team.
  • Familiarity with Yardi, RealPage, or other property management systems is a plus.
  • Ability to lift up to 50 lbs, climb ladders, and work in various conditions.
  • Valid driver’s license and reliable transportation required.
  • High school diploma or equivalent required; trade school or certifications preferred.
