Role Description
This is a full-time office role located in Charleston, South Carolina Metropolitan Area. As a Preconstruction Manager, you will be responsible for managing preconstruction phases, including estimating, budgeting, and coordinating design processes. You will create project proposals and work closely with clients, internal teams, and external stakeholders to ensure the successful planning and execution of construction projects. Additional responsibilities include cost management, risk assessment, and collaboration on project timelines.
Qualifications
- Proficiency in Construction Estimating and Cost Management
- Experience in Design Management and Budgeting
- Strong Proposal Writing skills and ability to effectively communicate project details
- Excellent project management, decision-making, and problem-solving skills
- Responsible for developing estimates and / or proposals for new projects or change orders;
- Will need to be proficient in analyzing scope and identifying any estimate deficiencies;
- Responsible for developing and managing project schedules and determining the labor requirements.
- Responsible for developing new critical path method schedules in Microsoft Project.
- Ability to read drawings, geo-tech reports and specifications.
- Responsible for developing the initial project schedule of values and the project budget;
- Responsible for subcontract buyout, and ensuring projects are staffed to meet the schedule and resource requirements;
- Developing and maintaining long-term and beneficial relationships with key vendors and subcontractors;
- Participate in construction reviews;
- Issuing RFQ and RFPs via Procore;
- Ability to formulate a unit price as needed;
- Solicit Subcontractor / Supplier participation via phone and / or E-mail.
- Managing change orders- evaluating the impact of the change, working with the subcontractor and Superintendent to find a resolution to the change, ensuring the owner is notified in a timely manner, and working with the owner to find a resolution to keep the project moving forward.
- E2 Development utilizes Procore for its construction management. The offeror will be expected to use Procore to accomplish many of the daily tasks they are responsible for.
- This is a list of primary tasks for this position, and the Pre-Construction Manager may be tasked with providing company support on other projects as directed.
- Offeror must have a vehicle and valid driver’s license. Offeror will be responsible for being on time to work at the various projects.
- Knowledge of local, state, and federal construction regulations
