Duties and Responsibilities include, but are not limited to :

  • The Project Manager 3 (PM3) is responsible for coordinating various operational and administrative aspects of active projects.
  • This includes supporting the execution, documentation, and quality control of commercial roofing projects from start to closeout.
  • Key responsibilities include, but are not limited to :

  • Leading and coordinating handoff meetings with relevant stakeholders.
  • Maintaining and updating the Submittal Tracker throughout the project lifecycle.
  • Reviewing drawings and specifications to ensure alignment with project scope.
  • Executing purchase orders daily and tracking equipment-specific POs.
  • Supporting GC milestone planning and updating key milestones in Slack.
  • Assisting Superintendents with identifying and fulfilling project needs.
  • Managing RFIs during construction and ensuring timely communication with GCs and vendors.
  • Drafting TP contracts and facilitating MSA vendor processes.
  • Participating in off-site project meetings as required.
  • Maintaining document control via Salesforce, Slack, and shared Drive folders.
  • Creating and managing change orders within Salesforce.
  • Supporting the creation and tracking of service material (SM) POs.
  • Monitoring quality control and QC compliance, including closeout requirements.
  • Overseeing and submitting punch lists during project closeout.
  • Approving and distributing progress reports.
  • Coordinating major mobilization POs and tracking materials, ordering, and scheduling.
  • Managing equipment rentals and recalls, including creating equipment POs.
  • Scheduling and facilitating QC inspections with manufacturers and consultants, and ensuring closeout documentation is complete.
  • Salary  55k-65k Anual      Benefits :

  • Experience Requirements :

  • Preferred 1-2 years of project coordination experience, processing purchase orders using CRM.
  • Experience in construction industry preferred but not required Proficient using Excel, Salesforce, and Slack.
  • Prior experience using ProCore & PlanSwift preferred but not required.
  • Minimum Employment Requirements; Clear a National, State, and Local Background Check 3-Year Motor Vehicle Record meeting standards to drive company vehicles. (If hired as a driver) Candidates must pass a pre-employment drug screen & Complete Post-Hire fit for duty screening.
  • Pass the 90-day introductory period.
  • Qualifications :

  • 40-60 Hour Work Weeks with up to 100% Travel.  Consistent & Reliable Timeliness & Attendance.
  • Rotating (1) weekend per month, On-Call Schedule.
  • Periodic, Regional, and overnight stays for job completion.
  • Ability to operate mobile technology systems & programs.
  • Willingness to learn from other technicians & direct supervisors.
  • Must be trustworthy and willing to work for periods unsupervised.
  • Excellent communicator, both oral and written- Customer Service skill set.   Work Environment While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts, and vibration.
  • The employee is occasionally exposed to a variety of extreme conditions at roofing job sites.
  • The weather, work environment, and job sites can be extremely hot or extremely cold.
  • This position is performed inside and outside.
  • This position will also require 2 rounds of interviews, virtual or in-person.
  • Physical Demands The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
  • The employee is occasionally required to sit, climb or balance, stoop, kneel, crouch, or crawl.
  • The employee must frequently lift and / or move up to 10 pounds and occasionally lift and / or move up to 25 pounds.
  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
