Work Location : 1112 Manatee Ave. West, Bradenton, Florida, 34205

Work Hours : Monday - Friday 8 : 00 AM - 5 : 00 PM

Expected Starting Hourly Range : $25.56 - $31.95

This classification performs development review for conformance with the Comprehensive Plan, Land Development Code and Design Standards, conducts research on detailed and complicated issues, and provides information regarding complex zoning and land development issues to the public and development community. The position coordinates with other reviewing agencies to ensure compliance with the approved conditions.

Working Conditions

Normal office situation; high noise environment while performing certain responsibilities. Typically sitting at a desk. Lifting equipment up to 25 lbs. alone; up to 75 lbs. with assistance.

Essential Functions

• Reviews proposed re-zonings, special permits, site plans, plats and building permits for regulatory requirements.
• Coordinates the review of subdivision plats and / or traffic studies, concurrency and plan reviews; prepares graphics for Board Presentations.
• Conducts detailed review of construction plans and site plans for compliance with applicable standards.
• Recommends appropriate modifications to codes, plans and design standards.
• Prepares written reports of findings and provides assistance to the public and development community regarding appropriate design parameters.
• Makes oral presentations to Boards and Hearing Officers.
• Responds to the general public when required.
• Visits project sites to ensure compliance with conditions.
• Prepares Administrative Determinations for review by the Division Administrator.
• Tracks bonds and monitors projects for compliance with approval conditions.
• Determines proper process for various development proposals.
• Performs other related work (including weather or other extreme emergency duties) as required.

Development Roles

Development Review Specialist

Requirements : High School graduate / equivalent. Two (2) or more years of experience in planning, construction, zoning, land use regulation or engineering; or bachelorrs degree in planning, engineering, construction, architecture or similar field.

Senior Development Review Specialist

Requirements : Bachelorrs degree in planning, engineering, construction, architecture or similar field. Four (4) or more years professional experience in planning, construction, zoning, land use regulation or engineering, or masters degree in planning, engineering, construction, architecture or similar field. Minimum of one (1) year of professional experience in planning, construction, zoning, land use regulation or engineering.

All Levels

Valid Florida driver's license is required within 30 days of hire.

Equivalent combinations of education and experience may be considered.

Knowledge, Skills, and Abilities

Senior Development Review Specialist

Knowledge of modern principles and practices of planning, zoning, subdivision regulation of engineering.

Knowledge of applicable laws and regulations regarding land development.

Knowledge of Autocad, GIS and Microsoft Office Suite highly desired.

Ability to exercise mature judgement and make independent determinations in accordance with established departmental policies and procedures.
