Position Summary
This is a management level position that has key responsibilities implementing the University's Strategic Real Estate Plan, as well as managing the University's West Campus, North Campus and South Campus facilities. This position is also responsible for the oversight and management of the off-campus commercial property portfolio, including leasing and daily operations, as well as assisting in the acquisition, disposition and development of real estate assets in furtherance of the administrative and strategic objectives of the University's off-campus real estate activities. The position will work under the direction of the Assistant Vice Chancellor for Real Estate.
Job Description
Primary Duties & Responsibilities :
- Under the guidance of the Assistant Vice Chancellor for Real Estate and Associate Vice Chancellor for Real Estate, develop and implement future plans, initiatives, and uses for the university-owned real estate, and future purchases of real estate. Provide and oversee analysis of real estate activities such as leasing, re-tenanting, and commercial property management for both internal and external customers. Negotiate for the lease, purchase or sale of commercial and institutional properties on behalf of the university, subject to review and approval by the Real Estate Committee and Board of Trustees.
- Under the direction of the Assistant Vice Chancellor for Real Estate, oversee the asset management of the university's off-campus real estate assets to include oversight of property management functions, lease administration, maintenance request activities, and identifying and planning for current and future capital project, or other building investment needs. Additionally, assists with the planning and execution of acquisition and development initiatives pursuant to the university's off-campus real estate strategy. Further, is responsible for space management of the off-campus property portfolio and providing strategic planning and recommendations that help the university optimize the use of its off-campus real estate assets in coordination with the university's on-campus space planning efforts.
- Working with the Associate Director of Accounting for Real Estate, develop and track an annual financial budget for commercial property operations, and prepare projections for future years to assist in planning.
- Responsible for operational planning and oversight of the Real Estate department, including preparation and review of annual budget, coordinating departmental activities, as needed, and responding to staff and / or departmental needs.
- Oversee real estate gift evaluation, due diligence, acceptance, and disposition as needed. Work with the Office of Planned Giving and trust companies, executors, brokers and / or appraisers to formulate and approve plans to maximize sales values of real estate gifts to the university.
- Responsible for all aspects of managing the employees under direct supervision of this position, initially the Senior Commercial Property Manager and the Commercial Property Administrator positions, including but not limited to annual / semi-annual performance reviews, hiring, etc.
- Manage database (Yardi) for commercial property portfolio, including updating property information, running periodic property performance reports, and coordinating database with overall lease administration. Responsibility includes direct oversight of commercial properties to ensure data is both current and accurate.
- Perform other duties as assigned.
