Facilities Manager – Manufacturing Operations
Swoon works directly with a specialty coatings manufacturer based in St. Louis, who is hiring for a Facilities Manager to oversee the maintenance, reliability, and continuous improvement of its production and support facilities. This position plays a key role in ensuring that all building systems, utilities, and infrastructure run safely, efficiently, and in full compliance with environmental and safety regulations.

Salary : $90k base + 15-20% bonus
Primary Responsibilities
Facility Operations & Maintenance
- Lead and coordinate all aspects of facility upkeep, including installation, repair, and upgrades to mechanical, electrical, and structural systems.
- Develop and manage preventive maintenance programs for key systems such as HVAC, electrical, plumbing, fire protection, compressed air, and process utilities.
- Conduct regular inspections to identify potential issues, ensure safety standards are met, and proactively address maintenance needs.
- Maintain a high standard of operational readiness across manufacturing, warehouse, and office spaces to support uninterrupted production.
Safety, Compliance & Environmental Management
Ensure the facility meets or exceeds all OSHA, EPA, and applicable local and state regulations.Partner closely with Environmental, Health & Safety (EHS) teams to uphold strong workplace safety standards and emergency response readiness.Oversee environmental systems, including hazardous waste storage, spill containment, and other safety-critical controls.Support sustainability and energy-saving initiatives aimed at reducing environmental impact and operating costs.Utilities & Cost Optimization
Manage all utilities—water, gas, electricity, and compressed air—ensuring systems operate efficiently and cost-effectively.Track and analyze utility performance data to identify opportunities for energy efficiency and cost reduction.Negotiate and manage service contracts, vendor relationships, and capital improvement budgets.Leadership & Cross-Functional Collaboration
Supervise maintenance personnel and coordinate the work of outside contractors and service providers.Partner with Production, Quality, EHS, Engineering, and other departments to ensure facility operations support manufacturing needs.Define and monitor key performance indicators (KPIs) for maintenance response, equipment uptime, and energy usage.Develop and oversee facility budgets, forecasts, and resource allocation.Additional Duties
Plan and implement facility layout or space modifications to meet operational goals.Maintain accurate records of inspections, maintenance activities, and compliance documentation.Serve as the main contact for facility-related incidents, emergencies, or equipment failures.Qualifications
Proven experience managing facilities or maintenance operations within a manufacturing or industrial setting.Strong technical understanding of mechanical, electrical, and building systems.Familiar with industrial utilities, preventive maintenance systems, and regulatory compliance standards (OSHA, EPA, NFPA).Demonstrated ability to manage budgets, contracts, and vendor relationships.Excellent leadership, communication, and problem-solving abilities.Bachelor’s degree in Facility Management, Engineering, Industrial Technology , or a related field, or equivalent practical experience (5+ years).Certifications such as Certified Facility Manager (CFM) or Building Operator Certification (BOC) are preferred.Preferred Background
Experience in chemical manufacturing or similar regulated industries.Working knowledge of ERP systems (BatchMaster, KPA, or comparable platforms).Familiarity with Lean manufacturing and continuous improvement practices.Physical & Work Environment Requirements
Comfortable working across both office and production environments.Ability to navigate the facility, including climbing ladders, accessing elevated or confined areas, and performing inspections.Occasionally lift up to 25 lbs as part of routine tasks.Normal hearing and vision required for safety and inspection responsibilities.
