Location – Greenwood Village, CO 1
Essential Duties & Responsibilities
Personnel Management – Screen, hire, train, coach, and develop on‑site staff; create weekly / daily schedules; handle performance issues; promote harmony and quality performance.
Financial Management – Implement cost control and revenue & leasing improvement; develop yearly operating budgets / forecasts; monitor deposits, rent collections, vendor invoices; ensure accurate property closeout.
Strategic Leasing Management – Develop yearly marketing plan and utilize marketing strategies & systems; recommend resident retention programs; effectively show, lease, and move in prospective residents.
Administrative & Maintenance Management – Ensure accurate reporting; lead emergency team; monitor service request turnaround; maintain property appearance; direct maintenance, construction, and rehabilitation activities.
Education / Experience
High School Diploma or Equivalent; Bachelor’s degree preferred or four‑year experience in the housing industry; or one to two years related experience and / or training; or equivalent combination of education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Basic computer skills and ability to understand and perform all on‑site software functions.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular communication, repetitive motions, willingness to work overtime, weekends, and night hours (emergencies).
Standing or sitting for prolonged periods; moving between tasks; ascending / descending ladders, stairs, scaffolding, and working in confined spaces.
Operating machinery, power tools, and motor vehicles; lifting up to 25 lbs.; exposure to hazardous chemicals.
License / Equipment
Reliable transportation due to emergency on‑call requirement.
Salary Range
$75,000 per year to $75,000 per year
