Job Description :

The Title Assumptions Closer is responsible for managing the closing process for real estate transactions involving loan assumptions. This role ensures compliance with lender requirements, prepares settlement statements and invoices, prepare loan packages, schedules signings with notary / attorneys, coordinates with all parties, and delivers a smooth closing experience from start to finish.

Skills / Experience :

• Review loan documents, title commitments / property reports, and assumption agreements for accuracy and compliance.
• Coordinate with lenders, borrowers, attorneys, and title underwriters.
• Prepare and balance closing disclosures, settlement statements, and funding packages.
• Ensure all fees, escrows, payoffs, and prorations are correct prior to closing.
• Schedules closing appointments.
• Resolve issues or discrepancies that arise during the assumption process.
• Maintain accurate records and update internal systems to reflect transaction status.
