Reporting To : Regional Manager
Status : Non-Exempt, Full-Time
Salary : $25-$27

EMPLOYEE OWNER POSITION PURPOSE :
The Assistant Property Manager is responsible for promoting and enforcing established residential property standards designed to preserve the aesthetics and lifestyle of the properties under management. These standards are defined by the Property Management Agreement and other requirements set forth by the Property Owners. This role partners closely with the Property Managers to provide property condition and field reports for homeowner feedback as well as assist property managers with their daily workflows.
JOB DUTIES AND RESPONSIBILITIES :
- Conduct annual inspections on all rental units in compliance with the Rental Housing Inspection Program standards.
- Perform move in, pre move out and post move out inspections as requested by Property Managers.
- Perform rental showings and open house viewings of rental units as requested by the Property Managers.
- Conduct vacancy site visits to ensure that all vacant units are in showable condition.
- Review tenant conducted annual, move in and move out inspections for compliance – create work orders and provide follow up as needed.
- Coordinate with support staff to schedule and follow up on coordinated inspections.
- Provide guidance and follow up with tenants performing their own annual inspections.
- Properly posting and serving notices as requested by the property managers.
- Attend City / County rental housing inspections.
- Follow up on work orders.
- Provide workflow and communication support when property managers are absent.
- Provide leasing support, tenant and owner follow up support and oversee system processes on behalf of the property managers.
- Track keys for all units.
- Install and remove lock boxes and properly track location.
- Other duties and special projects as assigned.
QUALIFICATIONS :
High School Diploma (or equivalent); Associate’s Degree preferredMinimum of (2) years of property management (or related) experience;Strong preference for previous experience in facilities and / or maintenance management in hospitality, property management, or a related industrySolid knowledge of Microsoft Outlook, Excel, and WordStrong leadership abilities and comfort with public speaking (small and large groups)Conflict resolution skillsAbility to meet deadlines and address time-sensitive issuesSuperior multi-tasking skillsExcellent written and verbal communicationAbility to provide high-level customer service with astute attention to detail and organizationMust be a team playerAbility to manage workflow amid shifting prioritiesWilling to learn Company process and procedures, and learn / use proprietary softwareAdaptable and dependable with a solid attendance recordProfessional and respectful demeanor with all staff and guests at all timesSPECIAL POSITION REQUIREMENTS :
Must have and maintain a valid driver’s license, vehicle insurance, and driving record in compliance with Company policyESSENTIAL FUNCTIONS :
