Reports To : Regional Property Manager
Job Overview :
The Property Manager reports to the Regional Property Manager and is responsible for preserving and increasing the value of a real estate investment. They manage the day-to-day operations for multiple buildings in the portfolio and takes action to best meet the owner’s goals and objectives. The Property Manager is responsible for monitoring agreements, reporting financials, and ensuring the property is in good working order.
Primary Responsibilities
Tenant Relations
- Enforce terms of rental agreements, resolve tenant complaints, and if needed, oversee eviction proceedings
- Coordinates tenant move-ins, move-outs, and at times, renewals of residents
- Oversees rental collections for both residential and if applicable, commercial tenants
- Provides timely, attentive, upbeat service to residents, and making sure their needs are met or explained in a manner that reflects positively on the company or business
- Communicates and builds relationships with tenants
Facilities Management
Regularly inspect property to ensure it is in good working order; common areas are clean and well maintained, and the building meets requirementsCoordinate with maintenance to schedule repairs and resolve maintenance issues in a timely manner and determine when maintenance needs outside assistanceCoordinates with contractors to assess problems and make needed repairsNegotiate contracts with vendorsOversee and manage capital repair projectsMaintain open communication with owners regarding resident relations and building concernsFinancial Reporting
Review statements coordinated by bookkeepers to maintain financial records for property ownerEnsure property taxes are filed properly and coordinate property tax protestsApprove, dispute, or adjust invoices and / or paymentsAssist with building appraisalsOwner Relations
Communicates and builds a strong relationship bond with the ownerActively maintains an open dialogue with property owner on vacancies, tenants, physical condition of property, resident, and financial issuesEmployee Relations
Manage, train and counsel staff effectivelyOther Duties :
Encouraged to reach out and network with Peak's team of leasing agents and coordinators to grow competency and gain efficiencyEnsure compliance with Peak Properties company policy, as well as federal and local regulationsAttend Peak meetings and / or connect with other Peak employees to share best practicesAdditional duties as assigned by ManagementQualifications :
Bachelor's degree in business administration, finance, real estate, constructionmanagement or vocational real estate training preferred
3-5 years experience in property managementExperience managing a high unit count preferred (est. 1,400 units)Interest in gaining knowledge of applicable local, state, and federal laws and regulationsBasic understanding of contractsStrong interpersonal and business communication skillsMust be detail-oriented and a motivated self-starterMust have the ability to multi task and work independentlyHigh level of organization and follow upAbility to handle large volume of emails and phone callsAbility to think like a building ownerAbility to manage and resolve conflictAdvanced knowledge of building maintenance and digital systemsCompetence with and / or desire to learn and use systems / tools (Yardi, Excel)Computer proficiency in Microsoft Office (Excel, Word, Outlook)Knowledge and understanding of financial reporting for a buildingAvailability and Work Hours :
Must be available to handle requests as needed outside of normal business hoursAbility to access emails and call on weekends and be available to resolve issues as neededPhysical Requirements :
