About the Role

The Assistant Property Manager plays a vital role in supporting the daily operations of a Five T Management community. Working closely with the Property Manager, this position helps oversee leasing, resident relations, compliance, and financial performance to ensure smooth, efficient, and compliant property management.

The ideal candidate is organized, professional, and customer-service oriented someone who takes pride in supporting residents, leading with integrity, and contributing to a mission-driven team.

Key Responsibilities

  • Support daily operations of the property and act on behalf of the Property Manager when needed.
  • Assist with leasing functions, including applications, certifications, renewals, and maintaining occupancy goals.
  • Provide exceptional customer service to residents and prospects by responding promptly to inquiries and concerns.
  • Maintain accurate records, resident files, and compliance documentation in accordance with HUD, CHA, and Fair Housing regulations.
  • Monitor rent collections, contact delinquent residents, and issue necessary notices.
  • Assist with community communications including newsletters, notices, and event coordination.
  • Conduct property inspections and coordinate with maintenance to ensure timely completion of work orders.
  • Support the preparation of reports, financial documentation, and audit materials.
  • Participate in resident engagement activities and community events to strengthen relationships and foster a positive living environment.
  • Ensure adherence to Five T Managements policies, procedures, and guiding principles.
  • Depending on the property, owners or board members may be highly engaged and visit the community frequently. The Assistant Property Manager should feel comfortable interacting with ownership, answering questions, and providing updates or support alongside the Property Manager.

Qualifications

  • 1+ year of customer service or administrative experience in property management, hospitality, or a related field.
  • Illinois Leasing Agent License (or ability to obtain within 6 months).
  • Strong written and verbal communication skills.
  • Proficiency in Microsoft Word, Excel, and Outlook; Yardi experience preferred.
  • Knowledge of HUD, CHA, or Tax Credit (LIHTC) programs preferred.
  • Ability to manage multiple priorities in a fast-paced environment.
  • High school diploma or GED required; additional education or certification (COS) preferred.
  • Valid drivers license and reliable transportation.
  • Ability to work evenings and weekends as needed.
