Position Summary :

The Property Manager is responsible for overseeing the operations, administration, leasing efforts, and financial performance of assigned propertiesincluding those under lease-up. You will serve as the primary point of contact for residents, service teams, leasing staff, and corporate leadership.

Key Responsibilities :

Financial Operations

  • Assist in annual budget preparation and monitor financial performance.
  • Oversee rent collections, deposits, and financial reporting.
  • Prepare monthly variance reports and ensure receivables are within company standards.

Leasing & Marketing

  • Drive leasing strategy to meet or exceed occupancy goals.
  • Lead marketing efforts across all platforms, including online and print.
  • Conduct leasing meetings, outreach, and weekly marketing surveys.
  • Implement resident retention programs and organize community events.

    • Property Operations

  • Daily inspections of property and maintenance follow-up.
  • Manage unit turns, move-ins / move-outs, and ensure curb appeal.
  • Enforce lease agreements and community policies.
  • Coordinate risk management and regulatory compliance.

    • Leadership & Team Management

  • Hire, train, supervise, and evaluate leasing and maintenance staff.
  • Provide ongoing coaching and support.
  • Maintain staffing schedules and ensure team adherence to standards.

    • Preferred Qualifications :

  • 3+ years of property management experience.
  • Experience with lease-ups and team leadership.
  • Certifications such as CAM, ARM, CAPS, or CPM preferred.
  • Strong financial acumen and budget management skills.
  • Proficiency with Google Workspace and Microsoft Office.
  • Excellent communication, organization, and problem-solving skills.
  • Experience in customer service, marketing, and vendor management.

    • Physical & Work Environment Requirements :

  • Must be able to sit, stand, walk, kneel, and lift up to 25 lbs.
  • On-site presence required; must be available on weekends or after-hours as needed.
  • Must have a valid drivers license and the ability to travel between properties.
