Position Overview
The Sponsorship & Sales Manager is responsible for generating non-dues revenue for the Hudson Gateway Association of REALTORS® (HGAR) through sponsorships, digital advertising, affiliate memberships, and other monetization opportunities. The role cultivates and maintains relationships with new and existing partners, secures sponsorship commitments for events and programs, and drives digital ad sales across HGAR media platforms. This position works closely with the VP of Marketing, Events & Communications and cross-functional staff to ensure a cohesive approach to revenue growth, partner support, and strategic innovation aligned with HGAR standards.
Sponsorship & Advertising Sales
- Proactively prospect, develop, and close sponsorships for HGAR events, programs, and initiatives, including :

Global Real Estate SummitCID Commercial Real Estate programmingCE / Non-CE programmingCommittee & Member Engagement programming, and additional HGAR initiativesBuild and customize proposals / packages aligned to sponsor marketing objectives and HGAR audience value.Sell digital advertising across HGAR channels (website, member portal, eNewsletters, etc.); manage third-party ad vendor relationships.Manage the complete sales pipeline (lead tracking, outreach, proposals, negotiations, and contracts) with timely follow-up.Affiliate Membership Management
Drive recruitment, onboarding, and renewal of Affiliate Members.Develop retention and growth strategies; identify upsell paths into sponsorship and advertising.Serve as primary point of contact for affiliate inquiries, benefits education, and relationship management.Support planning and promotion of affiliate-focused networking and appreciation events.Revenue Strategy & Reporting
In collaboration with the VP of Marketing, Events & Communications, set annual sponsorship / advertising goals and targets.Track sales metrics, pipeline health, and forecasted revenue; generate regular performance reports and insights.Maintain in-depth knowledge of partner offerings and align recommendations for HGAR member needs.Sponsorship Fulfillment & Activation
Plan, schedule, and execute sponsor deliverables for on-site activations and virtual experiences.Coordinate with events and communications teams to ensure accurate, on-time fulfillment (signage, recognition, digital promos, etc.).Deliver post-event recaps and ROI-oriented sponsor reports; collect assets (logos, copy, creatives) and manage invoices.Relationship Management & Operational Contribution
Maintain consistent communication cadence with sponsors, advertisers, and affiliates to ensure satisfaction, renewals, and long-term growth.Represent HGAR at events, networking functions, and partner meetings.Collaborate across HGAR departments to maximize engagement and value delivery.Actively participates in the Society’s strategic and operational planning processes, contributing ideas, insights, and feedback to support long-term success.Maintains awareness of key organizational priorities and collaborates across teams to help ensure sustained progress toward shared objectives and performance benchmarks.Qualifications
Minimum 3 years of success in sponsorship sales, advertising sales, business development, or related field. Experience working in a not-for-profit member organization is beneficial.Proficiency with sales enablement tools and CRM systems (e.g., HubSpot, Apollo); strong pipeline management and revenue forecasting skills.Demonstrated ability to develop and present compelling proposals and close deals.Understanding of digital advertising sales and fulfillment processes.Proven track record of meeting / exceeding revenue goals.Exceptional communication, resilience, negotiation, and problem-solving skills; able to work both collaboratively and independently in a fast-paced environment.Highly organized with strong attention to detail; able to manage multiple priorities and deadlines.Familiarity with the real estate industry or trade associations is a plus.Must have reliable transportation for events and meetings.
