Residential Building Manager / Superintendent

Position Overview
The Residential Building Superintendent is responsible for supervising the daily operation and maintenance of 586 Gerard Ave, a Stellar Management residential property. This role involves ensuring the smooth functioning of all building systems, addressing resident needs promptly and professionally, and maintaining a high standard of cleanliness and safety. Position is non-union.
Supervisory / Leadership Responsibilities
- Supervise and inspect building staff work performance (Handyman, porters and doormen)
- Maintain building staff work schedule and find coordinate replacements as needed
- Approves timecards and requests for time off
- Interviews and hires building staff
- Overseeing contractors and inspecting completed jobs
- Supervising contract cleaning staff
- Hiring contractors as needed to maintain, repair, or improve the building
- Scheduling contractors and employees
- Responding to inquiries and requests by building tenants and resolving problems / issues
- Assisting with emergency response and evacuations
General Duties / Responsibilities
Must live on-site : 586 Gerard Ave, Bronx, NY 10451. Onsite apartment provided.Maintain a 24 / 7 on-call availability for critical situationsMust be available after regular working hours for emergency callsRespond to tenant inquiries within 24 hoursMust be able to perform basic painting, plastering, plumbing & appliance installationMust be able to both perform tenant work orders & delegate to appropriate building staffUnderstanding of essential building systems (Boiler, Elevators, Plumbing, etc)Work closely with property manager to ensure work orders, apartment turnover and building maintenance is done in timely fashionUnderstanding of BuildingLink preferred but not requiredInspecting the building frequently for signs of damage or wearEnsuring facilities follow applicable policies, regulations, and building codesBeing the first to try to resolve the issue by being involved in in-depth repairs, routine & preventative maintenance of Company-owned property and equipment (i.e., carpentry, electrical, plumbing, locks & gates, HVAC, air compressors, furniture repairs / assembly, etc.)Required Skills / Abilities
Ability to motivate and lead a variety of building staff in different rolesKnowledge of relevant laws, regulations, and building codesExcellent project management and negotiation skillsGood verbal and written communication and customer service skillsStrong critical thinking and problem-solving skills, ability to work under pressureAbility to speak Spanish preferredEducation and Experience
High School Diploma, GED, Trade, Technical or Vocational schoolStrong communication skills, both verbal and written.Minimum of five (5) years of experience as a building superintendent or similar role in a residential building environment.Wages & Benefits

Physical Requirements
Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying, and moving objects that can weigh up to 100 lbs. or more following appropriate safety procedures. This movement can occur throughout the day.
