Summary :
Position performs a wide variety of semi-skilled and skilled maintenance and repair in the areas of carpentry, plumbing, HVAC, boilers, electrical, locks, and structural repairs for Country Place units, Town Home units and three, four and six-story buildings.
Relationships :
1. Works under the indirect supervision of the Structure Maintenance Supervisor.
2. Works under the indirect supervision of the Maintenance Foreman.
3. Works directly under the supervision of the Crew Chief.
Primary Duties and Responsibilities :
1. Performs concrete block and slab repairs, repairs on carpets, floor tile and stair tread repairs; handrail repairs; roofing repairs, caulks and seals to prevent water intrusion; and installs and keys locksets.
2. Augers drain lines; makes repair to domestic plumbing; makes gate valve repairs and stop valve repairs; solders up to 1 ½’ copper pipe.
3. Performs minor welding and brazing.
4. Replaces or rebuilds related pumps in the boiler system.
5. Installs and calibrates thermostats, solves heating problems associated with zone valves, wiring and transformers, makes repair to air conditioning and swamp cooler / air handler, installs air filters and works on boiler systems.
6. Change breakers, replace fuses, electrical switches, smoke detectors and repairs a variety of lighting systems.
7. Performs maintenance, repair and is back-up swimming pool technician during illness or absence of pool technician.
8. Serves as on-call maintenance man in rotation with other servicemen.
9. Completes work orders, daily logging of operating equipment performance and other associated paper work in a timely and accurate manner.
10. Service telephone entry system, to include, testing and repair.
11. Performs other duties as assigned.
Knowledge, Skills and Abilities :
1. The ability to work independently and perform basic repairs in a variety of building trades such as carpentry, painting, concrete repair, electricity, plumbing, HVAC, boiler, and structural repairs.
2. Knowledge of air conditioning and swamp cooler / air handler systems and basic electricity.
3. The ability to work safely with 115-230 V.A.C., the ability to use proper meters and equipment when working with electrical systems.
4. Ability to establish and maintain effective working relationships with other employees and residents.
5. Ability to use and care for tools, supplies, and materials required in the work.
Minimum Qualifications :
1. Must be able to read and write English. Also, understand and follow oral and written instructions.
2. Must have a valid Colorado driver’s license.
3. Must have valid automobile insurance.
4. Must have good driving record.
5. Must provide own transportation.
6. Must have a full set of trade related hand tools.
Education / Experience :
1. High school diplomas or equivalent.
2. Three years experience in building maintenance trade related occupations or equivalent.
