Description : Position Overview :
The Building Engineer 1 works as part of a team to inspect, maintain, operate, preserve and enhance Benaroya Hall Music Center. This position works to ensure that high standards of safety, reliability, comfort, and appearance are maintained throughout all areas of the facility. This position rotates on-site engineering coverage of concert and event activities on evenings and weekends.
Essential Job Functions :
- Properly complete assigned preventive maintenance and repair work orders in a timely manner.
- Install new equipment and fixtures as assigned.
- Routinely inspect, troubleshoot, and identify maintenance issues.
- Perform basic maintenance and repairs and adjustments on commercial lock and door hardware including door closers per ADA Code & NFPA requirements, cabinets, and furnishings.
- Monitor and operate HVAC and lighting control systems
- Perform basic commercial domestic plumbing repairs
- Perform basic drywall repair / patching
- Maintain tools, work areas, maintenance records and spare parts inventories
- Provide excellent customer service responding to urgent maintenance requests when serving as engineer on duty
- Maintain timely and accurate records relating to purchases, work orders and pass down reports
- Occasional Vendor Management requirements as assigned by FM
- Daily Logs & Pass downs
- Other related duties as assigned by the Facilities and Engineering Manager (FM).
Requirements : Qualifications :
Minimum of high school diploma or equivalentMinimum 2 years as a Building Operating Engineer or equivalent in a commercial, industrial or hospitality settingAbility to read, interpret and utilize architectural, plumbing, electrical and mechanical drawingsAny 2 or more of basic carpentry, commercial HVAC, plumbing, and electrical systems knowledge required, demonstrated through prior work history, education or training.Proficiency / familiarity with / of common and basic hand and power tools and equipment of the building tradesCertification in one or more of the following preferred : Commercial Mechanical, Electrical, Plumbing or HVACBOC, BOMA and IFMA Certifications are highly desirableExcellent verbal and written communication and customer service skillsProficiency with common Microsoft Office / PC, CMMS software and Building Management Software (BMS)Physical Requirements :
