Job Description

SENIOR PROJECT MANAGER NEEDED FOR 2 REPUTABLE MULTIFAMILY DEVELOPER IN LOS ANGELES. TWO GROUND UP PROJECTS KICKING OFF IN 2026. THIS IS A NEW HIRE.

Experience

• 7–10+ years of experience in construction, development, or project management.
• Strong background working with architects, contractors, and city agencies.
• Experience managing multifamily, small-lot, or mixed-use projects preferred.
• Develop, implement, and manage the full construction program and project logistic plans in coordination with the superintendent.
• Oversee site setup, QC procedures, safety protocols, temporary utilities, staging, laydown, and subcontractor readiness.
• Ensure all existing site conditions are documented prior to mobilization.
• Maintain weekly progress tracking and ensure alignment between drawings, specs, and field conditions.
• Manage all required city and agency permits, licenses, reviews, and approvals.
• Address plan check comments, resolve corrections, track resubmittals, and maintain up-to-date logs.
• Manage , AB1033, entitlement conditions
• Support and oversee GC and field superintendents in daily and tactical construction activities.
• Coordinate subcontractors and suppliers, ensuring schedule, cost, and quality expectations are met.
• Lead punch list creation, turnover coordination, LID, and closeout package development.
• Troubleshoot issues in real time and anticipate risks before they affect schedule or budget.
• Schedule and oversee inspections (and conduct pre-con meetings in advance) with all applicable agencies (building, fire, public works, utilities, etc.).
• Ensure consultants respond promptly to city comments and compliance needs.
• Track corrections and ensure all issues are resolved quickly and documented properly.
• Write, track, and review all RFIs for clarity and accuracy.
• Evaluate subcontractors’ competence, capacity, financial stability, and past performance before selection.
• Lead scope reviews, leveling, bid comparisons, and contract negotiations.
• Manage insurance certificates, executed subcontracts, SOVs, safety plans, and compliance documentation.
• Ensure all final scopes are clear, coordinated, and aligned with drawings / specs.
