Position

ASSISTANT COMMUNITY MANAGER

Responsibilities

  • Oversee, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community; manage all phases of operations in the absence of the Community Manager.
  • Lead delinquency and rent collection efforts to optimize the property\'s cash flow and financial position.
  • Supervise personnel, leasing, maintenance, financial, administration & risk management; ensure compliance with company policies, safety, and fair housing guidelines.

Essential Duties & Responsibilities

  • Financial Management
  • Post all payments and income from applicants, current residents, and non-current residents accurately and timely.

  • Process and reconcile daily accounts receivable; monitor and follow up on bad debt; prepare late notices and initiate evictions as needed.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post charges to resident and non-current resident accounts; include utility bill-backs where applicable.
  • Perform end-of-month closing procedures and reporting; maintain organized records and audit resident files.
  • Inspect units and post move-out charges, statements, and security deposit refunds.
  • Personnel Management
  • Regular / daily onsite attendance required; screen, hire, train, coach, and develop onsite staff using consistent techniques and directives.

  • Ensure staff effectiveness through ongoing training and coaching in compliance with Asset training benchmarks; promote quality performance and policy adherence.
  • Lead strategic leasing management; ensure effective leasing techniques, follow-up, documentation, and up-to-date reporting systems.
  • Implement marketing strategies and respond to resident complaints, concerns, and requests to ensure satisfaction; develop retention programs.
  • Show, lease, and move in prospective residents.
  • Administrative Management
  • Maintain excellent customer service and monitor maintenance service requests and turnaround.

  • Monitor property appearance; conduct regular inspections and coordinate timely repairs.
  • Assist with supervision of all business functions related to operations; manage resources, equipment, and supplies economically.
  • Education / Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years in housing industry; or one to two years related experience and / or training; or equivalent combination of education and experience.
  • Ability to understand and perform onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
  • Physical Requirements

  • Work may require prolonged standing or sitting, repetitive motions, and ability to lift and move items up to 25 lbs; ability to work in various environments, including outdoor conditions and hazardous chemicals.
  • Occasional climbing and movement to access different work areas; ability to work overtime, weekends, and night hours as needed for emergencies.
  • Salary Range : $17 per hour to $20 per hour
