Description : Founded in 1990 and located in the suburban Chicago area, this organization serves the Chicago area, Northern Illinois, and Indiana. Specializing in planning and improvement objectives, it aims to provide an efficient roofing experience. A Commercial Roofing Project Manager is currently sought for the Lisle, IL office.
The Project Manager is responsible for estimating, scheduling, operating, and managing projects from start to finish. This role ensures that all associated work is performed in a timely and cost-effective manner, adhering to applicable plans and specifications along with sound roofing practices. The Project Manager reports to the Operating Unit President.
Primary Responsibilities :
Understand the contract to ensure responsibilities and scope of work are clear
Identify deviations from specifications and plans related to scope, contract, and schedule
Generate estimates from blueprints, specifications, field notes, and actual inspections
Obtain necessary information, including field inspections, measurements, photographs, and sketches for accurate customer pricing
Submit proposals to customers
Communicate with owners, architects, engineers, general contractors, and property managers
Attend and conduct all weekly meetings related to project start-up, pre-bid, sales, and job progress
Generate project budgets, submittals, equipment requirements, purchase orders, material lists, manpower needs, lodging, and transportation
Handle all safety issues and conduct pre-job safety analyses for each project
Monitor job costs against original estimates, budgets, and change orders
Manage project closeouts and ensure warranty documents are requested and received
Execute contracts with subcontractors
Provide month-end WIP and cost-to-complete reports
Knowledge, Skills & Experience :
High School Diploma or equivalent; college degree preferred (Construction Management)
Minimum three (3) years of experience in roofing or the construction industry
Critical skills include planning & organizing, problem identification / resolution, follow-through, priority setting, and urgency in task accomplishment
Strong attention to detail
Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint, Project)
Valid driver's license
Able to lift up to 50 pounds and comfortable visiting job sites about 50% of the time (without fear of heights)
Ability to speak, read, and comprehend instructions, correspondence, and policy documents, and converse comfortably with associates
Knowledge of business and management principles
Familiarity with project management software
Extensive knowledge of roofing materials, techniques, and requirements
