As part of its strategic expansion, the firm has launched a new Alternative Investments platform focused on non-LIHTC workforce housing assets. This initiative combines the stability and track record of a leading affordable housing investor with the entrepreneurial energy of a new, performance-driven venture. The platform targets properties serving households around 80% of AMI, managed for cashflow and operational performance rather than tax credit compliance. The Senior Vice President, Alternative Investments Asset Management will lead the asset management function for this new platform, overseeing a growing national portfolio of workforce housing investments. Based full-time in Charlotte, this individual will be responsible for portfolio oversight, financial performance, and strategic execution, working closely with property managers, developers, and investors to optimize returns and operational outcomes.
Key Responsibilities :
- Lead the asset management of a national portfolio of workforce housing assets (non-LIHTC), focusing on operational performance, NOI growth, and value creation.
- Develop and implement asset management policies, procedures, and reporting frameworks for the Alternative Investments platform.
- Review and analyze property-level financials, budgets, and forecasts to identify risks and opportunities.
- Conduct regular site visits to evaluate asset condition, management effectiveness, and alignment with investment objectives.
- Collaborate with property managers and operating partners to enhance property-level efficiencies and cashflow performance.
- Prepare investor and internal reporting, including quarterly updates, performance summaries, and cashflow reconciliations.
- Assess recapitalization and exit opportunities, coordinating with internal teams to model scenarios and recommend strategies.
- Support portfolio growth through integration of new assets and continuous process improvements.
- Contribute to departmental training, mentorship, and best practice development as the platform expands.
Qualifications :
Bachelor’s degree in Finance, Real Estate, Accounting, or a related field (advanced degree preferred).Minimum of 10 years of experience in real estate asset management, with at least 5 years focused on multifamily or workforce housing.Strong understanding of property operations and performance metrics within multifamily real estate.Proven experience driving NOI and operational improvements in collaboration with property management teams.Excellent financial acumen with the ability to interpret complex data and communicate actionable insights.Strong leadership, communication, and relationship management skills.High attention to detail, accountability, and initiative.Proficiency in Microsoft Excel and related financial analysis tools.Cultural alignment with values emphasizing creativity, collaboration, authenticity, and growth.
