Director Of Operations
The Director of Operations provides strategic and day-to-day leadership for all Operations functions at Easton, including maintenance and repair, operational services, infrastructure and capital projects, and grounds and landscaping. This role ensures the property is safe, clean, efficient, and visually exceptional while protecting and enhancing the long-term value of the asset. The Director of Operations leads a team of managers, drives operational excellence and continuous improvement, and partners closely with Public Safety, Guest Experience & Marketing, Leasing, Development, IT, and the Easton Association to support tenant success and an outstanding guest experience.
Core Function & Responsibilities :
- Leadership & Team Management : Leads and develops the Operations leadership team (Maintenance & Repair, Operational Services, Infrastructure & PM, Grounds). Hires, trains, evaluates, and coaches team members; builds bench strength and succession plans for key roles. Sets clear goals, KPIs, and expectations; drives accountability, safety, and service-focused culture. Promotes strong communication and collaboration within Operations and with all other departments.
- Operations & Asset Management : Provides overall direction for day-to-day operation of all site systems (garages, surface lots, HVAC, electrical, plumbing, life safety, elevators / escalators, vehicles). Ensures robust preventative maintenance programs, work order processes, and building automation practices are in place and effective. Oversees regular inspections of buildings, garages, rooftops, and common areas to identify issues and maintain Easton standards. Coordinates operational support for events, activations, and seasonal / holiday programs.
- Capital Planning & Infrastructure : Leads Operations capital planning and project prioritization for major systems (roofing, electrical, HVAC, roadways / sidewalks, and other infrastructure). Ensures capital and major repair projects are properly scoped, competitively bid, executed safely, and delivered on time and within budget. Partners with Development, Tenant Coordination, and Leasing on new development, tenant build-outs, and renovations in a live environment.
- Grounds, Landscaping & Environmental Stewardship : Provides strategic oversight of grounds and landscape programs, including beds, trees, irrigation, pots and furniture, trains, and exterior amenities. Oversees exterior cleaning, snow / ice management, street sweeping, stormwater management, and city / Association reporting as it relates to grounds. Supports sustainability initiatives tied to landscaping, water use, energy-conscious operations, and waste diversion where applicable.
- Vendor, Contract & Association Management : Oversees key Operations contracts (landscape, snow, sweeping, dcor, specialty trades, maintenance services), including RFPs and scopes of work. Ensures vendors follow property rules, safety standards, insurance requirements, and scheduling guidelines, especially for overnight / disruptive work. Oversees with the Easton Association on inspections, compliance reporting, ARC approvals, lighting standards, and member communications as needed.
- Budgeting, Financial Performance & Analytics : Leads development and management of Operations-related CAM and capital budgets and long-range replacement plans. Reviews and approves purchase orders and invoices within authority; monitors variances and identifies cost-saving opportunities. Uses work order data, inspections, utility usage, and incident trends to inform decisions and improve asset and team performance.
