Responsibilities
- Assist in all operational duties of the Community Manager, including reporting, rent processing, leasing, marketing, and overseeing the community and associates in the Community Manager's absence.
- Maintain a high degree of professionalism and positive engagement for residents and the workforce.
Qualifications
2+ years’ experience as an Assistant Community Manager.LIHTC / Tax Credit Program knowledge required.Excellent communication skills and dedication to customer service.Solid track record of bookkeeping and rent collection.Thorough understanding of landlord / tenant law.Strong understanding of Fair Housing Laws.Superior interpersonal skills; ability to work with diverse personalities; tactful; mature and flexible.Resourceful and organized.Solid computer knowledge : Windows (Word, Excel), Internet and e-mail.Working knowledge of Yardi Voyager Property Management software.Key Accountabilities
Resident relations and customer serviceProvide A+ customer service at all timesManage and promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner and resolving service issuesServe as a resource center for residents on matters affecting community living and rent paymentsOrganize and execute resident appreciation and retention eventsMaintain secured confidential files for each residentAnswer phones, greet walk-ins and foot trafficAssist with leasing duties, including touring prospective residentsFiduciary responsibilities : handle all property funds; collect, post, deposit rents and other incomeReview resident files and ledger records to determine unpaid or late fees; communicate with residents about balances; implement delinquency collection procedures and enforce lease agreementsAssist with Monthly Projection Reporting; inspect vacancies, make-ready apartments and models; inspect the property for policy violations, needed repairs and landscapingMeet regularly with Community Manager and Regional Manager to discuss performanceOther duties as assignedStaff leadership : supervise property operations in Community Manager’s absenceSupport Leasing Consultants in leasing and ensure Fair Housing guidelines are followedManage compliance file maintenance under the direction of Compliance and the Community ManagerAdherence to Property Management Rules, Regulations and GuidelinesConduct business in accordance with company policies and applicable laws (Fair Housing, ADA)Follow eviction procedures and represent the property in court when requiredPhysical Demands & Working Conditions
