The opportunity
Delaware North is hiring a full-time Director of Design and Construction to join our team in Denver, Colorado. As a Director of Design, you will serve as the design management lead for a ground-up project. This role will be responsible for supervising and providing daily leadership for the project’s design team, consisting of external and internal design resources. The role requires significant time collaborating with the Owners and Delaware North leadership teams and translating that information into a viable design. The Director will be the senior design point of contact for the project and responsible for developing and maintaining strong relationships with Delaware North’s internal design and construction staff, operational stakeholders, owner representatives, and key third-party construction and design team stakeholders. Our ideal candidate should possess extensive project design experience in gaming / casino projects, which may include casino gaming floor, hotel, retail, meeting / conference / events spaces, and food and beverage outlets.

Pay
Minimum – Anticipated Maximum Base Salary : $104,100 – $140,500 / year
In addition to base salary, we offer an annual bonus plan based on company and individual performance, or a role-based, uncapped sales incentive plan. The advertised pay range represents what we believe at the time of this job posting, that we would be willing to pay for this position. Only in special circumstances, where a candidate has education, training, or experience that far exceeds the requirements for the position, would we consider paying higher than the stated range. What will you do?
Delegate and monitor all aspects of the developer’s team including project billing, forecasting, expense tracking, and implementation of quality assurance procedures
Coordinate initial planning for gaming and hospitality projects including programming, budgeting, scheduling, permitting, and entitlements
Lead design activities and stakeholder engagement, manage RFPs and designer selection, and ensure Delaware North best practices are integrated into the design process
Develop and maintain project schedules and budgets, conduct value engineering, and report issues impacting cost or timeline to management
Oversee construction documentation and material selections, review milestone submissions, and communicate cost implications of design or scope changes
Select and coordinate procurement of FFE necessary for the proper execution of design as well as for operation of facility. Research type of equipment needed as indicated by management, evaluate use of equipment, research equipment costs, and negotiate costs. Assure proper delivery and installation of equipment to project site
Oversee 3rd Party Owner Representatives to ensure design intent, budgets and schedules are managed
Manage construction bids and contractor negotiations, coordinate on-site activities, monitor progress, and ensure compliance with plans, specifications, and safety regulations
More about you
Bachelor’s degree required in construction management, architecture, or related field
Minimum of 15 years of experience in casino and resort construction project management, with at least 7 years of experience as an owners representative or a lead project manager for a construction manager or general contractor for projects exceeding $750M; experience in or strong knowledge of design and architecture preferred
Construction project management experience in casino and gaming ground-up construction and renovations to existing casino facilities
Knowledge and experience of purchasing, budgeting, negotiating, and awarding contracts required
Strong computer skills including Microsoft Office, Microsoft Project, SharePoint, Blue Beam, AutoCAD, and PMWeb required
Travel up to 25% may be required
