Position Overview :
We are seeking a highly motivated and experienced Small Projects Superintendent to lead, manage, and execute a large volume of small-scale construction projects (under $300K) across residential and light commercial sectors. This role combines project estimation, subcontractor coordination, and on-site supervision to ensure timely, profitable delivery of high-quality work. Strong communication and leadership skills are essential for success in this high-paced, client-facing environment.
Key Responsibilities :
Estimating & Pre-Construction
- Review project scopes, conduct site visits, and develop estimates for jobs under $300K
- Prepare material takeoffs and identify required subcontracted trades
- Create proposals using company estimating software
- Negotiate and draft subcontractor scopes of work
- Ensure estimates meet gross margin and production capacity goals
Project Execution & Supervision
Manage multiple small projects concurrently—from award through closeoutSchedule, coordinate, and supervise subcontractors and internal laborEnsure each project is delivered on time, on budget, and to specEnforce safety protocols and conduct jobsite inspectionsCoordinate material deliveries and resolve logistical issues proactivelyProject & Division Performance
Track project profitability and provide variance reportsManage client communication and change order approvalsDocument project progress with daily reports, photos, and milestone check-insSupport backlog forecasting and assist in hitting monthly revenue targetsRequirements : Experience
5+ years in construction supervision, project management, or estimatingProven ability to manage 10–20 concurrent jobs (or $2M+ annual volume)Experience with residential, commercial tenant improvements, or facility maintenance projectsSkills
Strong estimating and scope development capabilityExcellent communication skills — verbal and written — with clients, team members, and subcontractorsExceptional organizational, scheduling, and multi-tasking abilitiesProficiency in construction softwareLeadership mindset with a focus on team coordination and accountabilityQualifications
High school diploma or equivalent (Bachelor’s in Construction Management a plus)OSHA 10 / 30 certification preferredValid driver's license and clean driving recordSuccess Metrics :
