We are looking for a dedicated Property Administrator to join our team in the Windsor, Connecticut area. In this Contract-to-Permanent position, you will play a vital role in managing residential properties while ensuring compliance with lease agreements and maintaining positive tenant relations. Responsibilities :
- Assist new residents by explaining lease terms, requirements, and responsibilities.
- Conduct background checks on applicants and provide recommendations for approval or rejection.
- Interview potential tenants, showcase available units, and explain the operations of dwelling equipment.
- Lease vacant units to eligible applicants and maintain an organized waiting list for prospective residents.
- Review tenant eligibility through initial examinations and re-certifications based on income and family composition.
- Collect rents, manage accounts receivable, prepare financial reports, and ensure accuracy in record-keeping.
- Monitor property maintenance by inspecting units and grounds, coordinating work orders, and ensuring adherence to safety standards.
- Prepare and review vacancy and delinquency reports, addressing payment issues and initiating appropriate follow-up actions.
- Investigate tenant complaints, resolve issues, and escalate unresolved matters to the Director as necessary.
- Collaborate with government agencies and housing authorities while maintaining compliance with Housing Corporation policies and regulations.Windsor
- Proven experience in residential property management, including lease administration and tenant relations.
- Familiarity with billing functions, budget preparation, and financial reporting processes.
- Strong organizational skills to manage waiting lists, work orders, and maintenance schedules effectively.
- Ability to conduct eligibility assessments and re-certifications for tenants based on income and family composition.
- Proficiency in monitoring and maintaining property records, including accounts receivable and rent rolls.
- Excellent communication skills to interact with tenants, contractors, and government agencies.
- Knowledge of housing regulations and policies applicable to the government sector.
- Capability to respond to emergencies and prioritize tasks under pressure.
