Job Overview

The Property / General Manager is a visionary leader responsible for ensuring high levels of employee engagement, resident satisfaction, and asset performance. This role oversees all aspects of property operations, including leasing, financial performance, maintenance, and customer experience.

Key Responsibilities

Customer Experience & Leadership

Create and maintain a safe, respectful, and productive work environment.

Set and uphold service excellence standards, inspiring teams to achieve them.

Oversee leasing operations, resident relations, and day-to-day property management.

Promote proactive communication with residents, employees, and stakeholders.

Resolve escalated concerns efficiently while empowering teams to problem-solve.

Recruit, train, coach, and develop high-performing team members.

Conduct annual performance reviews and establish development goals.

Sales & Marketing

Oversee sales, leasing, and outreach to achieve and exceed occupancy and renewal goals.

Develop and execute outreach strategies with local schools and organizations.

Conduct market analysis to inform pricing and marketing decisions.

Partner with marketing teams to design resident events and retention initiatives.

Manage property reputation across digital platforms.

Ensure accurate reporting and oversight of leasing documentation and data.

Create outreach and networking strategies to generate leads within the local community.

Financial Performance

Maintain fiscal oversight of revenue growth, expense control, and financial performance.

Manage rent collection, delinquency control, and eviction prevention.

Develop, review, and monitor annual operating and capital budgets.

Provide variance reports and implement strategies to meet financial goals.

Approve vendor invoices and ensure compliance with contracts.

Collaborate with accounting teams on month-end close and reporting.

Operations

Provide strategic direction for occupancy goals and property turn schedules.

Ensure high standards for property appearance, maintenance, and amenities.

Conduct regular property inspections with maintenance and community teams.

Oversee vendor negotiations, contracts, and performance.

Ensure compliance with Fair Housing, OSHA, and all applicable regulations.

Audit resident files for accuracy and compliance.

Develop and implement property-wide policies and procedures.

Serve as the final authority on resident lease escalations and major operational decisions.

Requirements

7+ years of progressive leadership experience in student housing or large-scale residential property management (1,000+ units preferred).

3-5 years of experience managing multi-site portfolios or large single-site properties.

Strong background in budget management, financial analysis, and operational planning.

Proficiency with Yardi, CRM / lead management systems, resident screening tools, and Microsoft Office Suite.
