About the Position : This position is for someone who is well organized, independent, can operate in a fast-paced environment, and provide adequate maintenance services to Association, Commercial and Residential Properties. This is a high skill level position, in coordination with Property Managers for the overall maintenance of our managed properties and the day-to-day maintenance operations of the community.

Essential Duties and Responsibilities :

• Maintain exterior property including buildings, grounds, amenities, playgrounds and various improvements and insfrastructure
• Standard general plumbing, electrical, carpentry, drywall and masonry work
• Re-key locks throughout properties
• Painting interior and exterior restoration and improvements
• Repairing structures such as walls, cabinets, shelving, window trim and building exteriors
• Perform special carpentry projects
• Make ready residential apartment and commercial units for new move-ins
• Posess working knowledge of various HVAC systems and be able to diagnose minor issues such as thermostat failure, furnace issues, and filter assessment and replacement
• Responsible for participating in weekly Emergency On-Call schedule rotation
• Schedule and complete preventative maintenance programs on facilities and infrastructure
• Document work performed by filling out work orders and daily logs
• Track expenses via American Express Receipt Policy and submit receipts daily
• Report deferred maintenance or maintenance issues to respective Management Personnel

Requirements :

Maintenance Technician must maintain a professional and courteous manner with owners, residents, visitors, contractors and fellow employees. The Maintenance Tech must have or purchase and maintain their own necessary tools to effectively complete tasks outlined above. They must have the ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships. Technician must have reasonable transportation and be willing to travel to various properties managed by Mountainbreeze Management Co., and must comply with company safety and uniform policies.
