Role Overview
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. The role includes managing all phases of operations – including personnel, leasing, maintenance, financial management, administration and risk management – in the absence of the Community Manager. The position requires on‑site presence, staff supervision, compliance with company policies, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Posting all payments and income received from current and non‑current residents accurately, timely and efficiently.
- Processing and reconciling daily account receivables.
- Monitoring and following up on bad debt, preparing late notices, contacting residents and guarantors, filing evictions.
- Assisting the property in meeting budgeted revenues, expenses and Net Operating Income.
- Posting resident charges, including utility bill‑backs where applicable.
- Completing end‑of‑month closing procedures and reporting.
- Maintaining accurate records and auditing resident files.
- Walking units and posting move‑out charges, statements and security deposit refunds.
- Maintaining regular onsite attendance.
- Screening, hiring, training, coaching, and developing onsite staff in accordance with company directives.
- Ensuring staff effectiveness through ongoing training, coaching, counseling and guidance in compliance with Asset training benchmarks.
- Promoting harmony and effective job performance of staff through support and leadership.
- Ensuring staff compliance with company policies and procedures.
- Implementing leasing techniques to secure closures, follow‑up procedures and accurate documentation.
- Implementing annual marketing strategies and systems.
- Handling resident complaints and requests to ensure satisfaction.
- Developing resident retention programs such as raffles, promotions and newsletters.
- Effectively leasing sites and managing move‑in procedures.
- Providing excellent customer service and monitoring maintenance request turnaround.
- Maintaining property appearance and ensuring timely repairs.
- Assisting supervision of all business functions related to operations.
- Planning and utilizing property resources, equipment, and supplies economically.
Education & Experience
High School Diploma or equivalent; Bachelor’s degree preferred or two years of experience in the housing industry; or one to two years of related experience and / or training; or equivalent combination of education and experience.Basic computer skills required.Basic knowledge of Fair Housing Laws and OSHA requirements.Physical Requirements
Regular standing or sitting for prolonged periods, communicating with others, repetitive motions of wrists, hands, and fingers, maintaining accuracy and thoroughness.Moving about to accomplish tasks or from one worksite to another.Occasionally ascending / descending ladders, stairs, scaffolding, ramps, and moving objects up to 25 lbs. Operator may work overtime, weekends, night hours, and in hazardous conditions including chemicals.The employee understands that this description is not all-inclusive and may be modified at any time without notice. Salary Range : $24 per hour to $26 per hour
