Description :

The Maintenance Coordinator position is responsible for the overall oversight of the building's maintenance, preventative maintenance schedules, and general upkeep of the property. This position ensures the community maintains high cleanliness, safety, and curb appeal standards.

Job Responsibilities consist of, but are not limited to the following

Schedule : Part-Time Weekends, 20-hours a week on call availability needed

Primary Responsibilities and Duties :

• Manage and perform preventative maintenance programs for all systems : HVAC, water, electrical, fire alarms, plumbing, carpentry, painting, landscaping, etc.
• Complete work orders efficiently using TELS or a similar work order system
• Prepare resident apartments for move-in (e.g., painting, plumbing, appliances, carpet / drapes, drywall)
• Conduct weekly walkthroughs to identify maintenance needs
• Respond to emergency maintenance needs, including participating in the on-call rotation ? Handle special projects and repairs as directed by the Administrator
• Assist with equipment, freight handling, and furniture moving
• Maintain and repair of HVAC systems, plumbing, electrical system, building structures, and other facility infrastructure.
• Ensure compliance with federal state, and local regulations related to facility maintenance, safety, and environment health.
• Respond promptly to maintenance requirements and emergencies, troubleshooting issues, and implementing timely solutions to minimize disruption to facility operations.
• Collaborate with other departments, including nursing, administration, and dietary, to address facility maintenance needs and support resident care activities.
• Maintain cleanliness and organization in maintenance areas, storage rooms, and equipment, adhering to infection control and safety standards.
• Maintain material safety data sheets (MSDS).
• Investigate and address complaints received regarding poor maintenance services.
• Perform all other duties as requested by management.
