Job Title : Loan Fulfillment Specialist
At Regions, the Loan Fulfillment Specialist performs a variety of operational tasks within Loan Fulfillment.
Primary Responsibilities
- Receives and reviews incoming work, contacting appropriate resources as needed
- Performs data entry and loan applications into the appropriate systems transactions
- Resolves customer or associate inquiries as necessary
- Prepares, edits, distributes, and / or corrects specialized and / or complex documents
- Researches and resolves loan related issues which may include missing payments, disputed accounts history requests and general loan related questions
- Works under limited supervision following established guidelines and procedures
- May provide guidance to other specialists
This position requires the tracking of time and is eligible for overtime for hours worked in excess of 40 per week under the Fair Labor Standards Act.

Additional Responsibilities
Prepare, review and issue disclosures in compliance with regulations in a timely mannerValidate loan fees, terms and data entered in LOS before generating disclosuresCommunicate with loan officers regarding missing or incorrect informationStay up to date on regulatory changes impacting disclosuresAdditional Knowledge & Skills
Strong understanding of federal and state mortgage disclosure regulations (TRID, RESPA, TILA, HMDA, ECOA)Familiarity with mortgage loan origination system (Empower) or similarExcellent time management to meet strict disclosure timeline to meet regulatory requirementsStrong written and verbal communication skillsDetail orientated with ability to analyze loan documents, fees and closing costs to ensure for accuracy and complianceAdditional Education & Experience
Prior experience with TRID and other mortgage compliance regulations preferredPrior experience with issuing mortgage disclosures preferredFull time
Compensation Details
Pay ranges are job specific and are provided as a point-of-market reference for compensation decisions. Other factors which directly impact pay for individual associates include : experience, skills, knowledge, contribution, job location and, most importantly, performance in the job role. As these factors vary by individuals, pay will also vary among individual associates within the same job.
Job Range Target :
Minimum : $46,750.00 USD
Median : $57,270.00 USD
Incentive Pay Plans : This job is not incentive eligible.
