This role offers the flexibility of working as a licensed real estate agent / independent contractor , combined with the structure and support of a team with proven systems for managing condos, townhomes, and single-family homes owned by small independent landlords.
Compensation :
$70,000 - $90,000 yearly
Responsibilities :
- Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals to ensure fair and competitive pricing
- Collects rent, pays bills, schedules and keeps track of expenditures to help ensure financial goals
- Coordinate repairs and renovations for tenants in a timely manner and to their satisfaction
- Coordinates and oversees on-site operations including budget implementation, vendor relationships, contractor workmanship, rent collections, accounts payable, etc. to ensure smooth operations of the property
- Manage a portfolio of properties throughout the Denver metro area
- Direct point of contact for your portfolio, including owners, residents, and vendors, while maintaining strong relationships
- Meet and follow up with prospective owner-clients who have contacted Grace Management to present our services
- Coordinate resident move-outs and process security deposit returns
- Oversee the make-ready process on vacant homes
Qualifications :
B.A. preferred, High School Diploma requiredPossess ability to connect with a variety of personalities on the phone and in personBasic understanding of MS OfficeA strong moral and ethical foundation—integrity is non-negotiableMinimum of 2 years’ experience in residential property managementActive Colorado real estate licensePersonable, likeable attitudeStrong work ethic and the ability to self-motivateConfidence balanced with humilityExcellent communication, problem-solving, and organizational skillsAbility to work independently while following proven systems and processesCoordinate maintenance and repair requests on occupied homesAbout Company
