Description

OVERVIEW : The ACQUISITIONS ANALYST reports to and assists the Chief Investment Officer and supports the acquisition, asset management, investor relations, and overall investment strategies.

DUTIES AND RESPONSIBILITIES :

  • Conducts all business in accordance with AAM policies and procedures, the Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.

ACQUISITIONS

  • Conducts outreach to prospective sellers and presents prospective acquisitions to leadership.
  • Performs financial analysis including development of forecasting models and pro-formas for all asset class acquisitions and dispositions.
  • Performs market analysis on target markets and competitive pricing.
  • Performs market and asset due diligence and works with acquisitions team to assess risk and mitigation strategies.
  • Assists and participates in the process of investment due diligence including reviewing leases, operating statements, budgets, real estate tax history, service agreements and similar financial elements.
  • Writes and drafts investor PPM's and Loan Requests including providing detailed memorandums with market information, risk assessments, and returns.
  • Works with management to streamline acquisitions analysis process for acquisition approvals.
  • Organizes, compiles, obtains, and delivers all requirements of real estate closings and / or refinancings.
  • Organizes and maintains lender-provided checklists and appraisal requests to obtain debt financing on new acquisitions and refinancings.
  • ASSET MANAGEMENT

  • Maintains in-depth familiarity with entire portfolio.
  • Reviews financial performance of existing assets and reports to management on asset performance.
  • Interfaces with property and asset management personnel in drafting operational budgets for management input and approval.
  • Assists senior management with development projects working as liaison to in-house construction personnel and reporting on budgets.
  • Tracks capital and operational budgets working with finance team.
  • Analyzes property financials and performance metrics in pursuit of maximizing revenue and minimizing expenses.
  • Reviews and maintains monthly reporting pertaining to real estate investments.
  • Assembles and arranges all property operating statements, rent rolls, financial statements and other financial reports via cloud-based document storage management system.
  • Prepares and reviews performance of various real estate investments to ensure compliance with various loan documents and partnership agreements.
  • Creates a tracking system and monitors property taxes, insurance premiums, and entity reporting fees across the portfolio to ensure we are compliant and within the acceptable range of cost per industry standard.
  • INVESTOR RELATIONS

  • Prepares quarterly and regular reports with relevant investment information and market data for investors for each asset in the portfolio.
  • Supports investors and responds to investor requests in a timely manner.
  • Works in Juniper maintaining investment and investor records.
  • QUALIFICATIONS :

    Bachelor's degree or higher in accounting, real estate, economics, finance or related field. Desire to be in real estate investment and / or property management. One to three years of experience as a real estate analyst.

    Computer Skills : Word Processing / On-Site Rental System (Must be proficient with a calculator, Excel). Experience with Yardi a plus.

    Knowledge of real estate fundamentals. Self-motivated and capable of multi-tasking.

    Work Hours : Full-time. Remote work on Fridays unless needed in office.
