The Role
This role oversees the community in an efficient and profitable manner through fostering an environment of satisfaction and well-being by residents and associates, consistent with the goals and objectives of the company and community owners.
The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.
Qualifications
- 5-7 years of experience in the property management industry
- 2+ years of experience as a community / property manager
- Demonstrated ability to diffuse and respond to resident concerns, avoiding escalation
- Proven effective and efficient leadership experience
- Knowledge of Section 8 / HAP qualifications required
- Strong interpersonal, verbal and written communication skills
- Capacity to interact effectively with senior executives
- Ability to work well under time and other constraints
- Professional presentation and appearance
- Familiarity with Microsoft Office (Word, Excel, PowerPoint), internet and email
Key Accountabilities
Resident Relations + Customer ServiceEnsure a positive experience for the entire resident life-cycle - from move-in to move-outImplement system for providing all necessary services to residents, including immediate acknowledgement and prompt action to correct complaintsAdvocate for residents by communicating concerns to senior leadershipFunction as a resource center for residents on issues affecting community livingResponsible for resident events and retention programsRefer residents to appropriate services and agencies as neededMaintain secure confidential files for residentsUnderstand the current financial health of the assigned community by reviewing the budget regularlyProduce financial growth through marketing and leasingManage budgets, rent rolls, projections and occupancy goalsImplement a system to achieve rent delinquency reductionPrepare monthly reports and financials accurately and timelyWith Regional Manager, prepare Property Annual Operating BudgetPrepare and submit subsidy vouchers when applicableOversee large capital projects and coordinate between departments when applicableDrive high performance through goal setting and feedbackCoordinate on-site operations for budget, compliance, vendor relations and rent collectionsPromote teamwork, training, and developmentEnsure clear communication with residents, community agencies, owners and team membersAssess employee performance through feedback and reviewsRecognize performance and address underperformance with clear expectationsRespond to team member concerns, maintenance issues, resident problems, security breaches, and emergenciesCreate and supervise schedules to optimize operationsMaintain curb appeal of the communityAdherence to Property Management Rules, Regulations and GuidelinesEnsure compliance with company policies, Fair Housing, the Americans with Disabilities Act, and other applicable lawsMeet compliance and eligibility requirements per local, state, and federal agenciesFollow procedures as outlined in employee and management handbooksRespond to housing violations and liability concernsSeek approval and guidance from the Regional Manager as appropriatePhysical Demands & Working Conditions
