Maintenance Service Manager at Hartwood Square

Specializing in master-planned developments and principles of new urbanism, each Billingsley property signifies technology, convenience, and a vast array of amenities aimed to attract and retain tenants, residents, visitors, and employees. With over 5,000 acres in DFW, Billingsley has built 5 million SF of Commercial space, 550,000 SF of Retail, 9 million SF of Industrial, and over 10,000 units of Multi-Family.

Billingsley is seeking an experienced Service Manager to lead maintenance operations at a new lease-up community. This role is ideal for a hands-on leader with deep multifamily maintenance experience, a strong customer focus, and the ability to build and guide a team from the ground up.

Key Responsibilities

• Lead day-to-day maintenance operations including service requests, repairs, and preventative maintenance
• Oversee the full make-ready process for new move-ins including inspections, vendor scheduling, punch list completion, and final walkthroughs
• Maintain high standards for the cleanliness and appearance of building exteriors, common areas, amenities, and grounds
• Hire, train, and supervise the maintenance team to ensure safety, quality, and responsiveness
• Perform quality control inspections of in-house and vendor work
• Maintain inventory and assist in managing turnover, R&M, and CapEx budgets
• Ensure compliance with OSHA and safety protocols and conduct regular safety meetings
• Develop and implement long-term maintenance strategies in collaboration with the Portfolio Manager and Area Director
• Identify and support property improvements and cost-saving initiatives with measurable ROI
• Negotiate and manage service contracts with support from corporate purchasing
