What You Will Do
We are seeking an astute and driven professional to join PGIM's Agriculture Equity Investments Team in the Western Region as an Acquisitions Analyst. Leveraging a +125-year history in agricultural equity, real estate management services, and lending, PGIM's agriculture business provides equity management services in the farmland sector throughout the United States and lending in the farmland, timberland and agribusiness sectors throughout the United States and Australia. The Acquisitions Analyst will report directly to the Director of Underwriting, Research and Ag Technology and work closely with the Head of Acquisitions in the Western and Central Regions, as well as other team members across the company. This role supports multiple aspects of the business, including acquisitions, research, and technology, and will be based in our Western Region (Fresno, CA).
What You Can Expect
Farmland Investments
- Analyze farmland investment acquisition opportunities and divestments through the development of in-depth analysis and cash flow models for a wide variety of agricultural commodities in different geographic regions.
- Underwrite and analyze investment transactions (i.e. acquisitions, dispositions, financing, hold / sell scenarios, property valuations, among others)
- Evaluate and manage information from sellers or buyers for potential agricultural investments and divestments.
- Assist in the preparation of investment recommendations for our internal Agricultural Equity Investment Committee and third-party investors.
- Work with the Acquisitions Team, Asset Management Team and Farm Management team in the evaluation and due diligence of potential agricultural investments.
- Coordinate with acquisition professionals in each region to maintain the investment pipeline.
Research
Conduct in-depth research of multiple agricultural commodities targeted for acquisitions.Prepare various agricultural industry research reports including assisting with quarterly commodity marketing updates, the preparation of the annual commodity newsletter, and other various ad-hoc publications impacting the Agricultural Sector.Conduct detailed research on new geographic areas for potential agricultural investment.Assist with implementing PAI's sustainability initiatives.Technology
Assist in the discovery and evaluation of new agricultural technologies that could be implemented throughout the business.Work with the Acquisitions, Asset and Farm Management Team in the on-going implementation of Internally Developed System (i.e. ArcGIS).What You Will Bring
At least 2 years of experience in the investment management industry; experience in agriculture preferred.B.S. in business, agricultural finance, economics, or equivalent curriculum required.Strong financial modeling and quantitative skills with an entrepreneurial mindset.Unquestioned integrity.Understanding of key real estate finance terminology and basic finance concepts such as NOI returns, Cash flow returns, internal rate of returns, present value / discounted cash flows, among others.Strong work ethic with a commitment to customer service.Excellent oral and written communications skills, excellent presentation skills, and highly effective analytical skills.Strong organizational and time management skills with exceptional attention to detail, and ability to prioritize and balance multiple tasks.Individual must have good interpersonal skills with an interest in networking and business development, a major responsibility for eventually becoming an Investment Professional.Positive attitude, strong desire to learn, and the ability to work both independently as well as to collaborate in a team environment.Proficiency with Microsoft 365 (Word, Excel, PowerPoint, Outlook, Teams) and familiarity with Copilot features.Some travel may be required.PGIM welcomes all applicants, even if you don't meet every requirement. The salary range for this role is from $75,000 to $85,000.
