The Opportunity

The confidential client is seeking a development-focused executive to lead real estate development activity across existing assets and new markets. This leader will move projects from concept through entitlements, documentation, and execution while managing deal structure, capital strategy, and partner relationships.

The VP of Real Estate Development will oversee entitlements, lease administration, landlord relations, revenue-share reporting, and vendor / contract workflows. Acting as an owner’s representative with architects and general contractors, this leader will translate milestones into investor-ready updates and ensure consistent progress across the portfolio.

A core part of the role includes structuring creative capital stacks—such as OpCo / PropCo arrangements, ground leases, TI packages, revenue-share models, rights / expansion terms, and partnerships with local funders (including grants, PRI structures, and mission-aligned capital).

This position builds the systems, playbooks, and operating rhythms that will enable multi-city scale.

What You Bring

  • 5–8+ years of experience in real estate development, tenant-side expansion, hospitality / retail development, or investment roles.
  • Experience in urban hospitality, retail, or experiential projects from concept to permits to opening.
  • Strong judgment balancing design intent, hospitality experience, and financial discipline.
  • Hands-on experience structuring creative real estate deals (OpCo / PropCo splits, TI negotiations, expansion rights, ground leases, revenue share arrangements).
  • Fluency in commercial lease mechanics and compliance systems.
  • Familiarity with percent rent, TI / CapEx, and unit economics, including reconciliation to POS / GL data.
  • Experience building portfolio dashboards, governance rhythms, and risk-management processes.
  • Strong vendor management, operational rigor, and high standards for quality and design.
  • Established relationships with brokers, landlords, legal advisors, and municipal stakeholders.
