Job Description :

The Maintenance Technician III will independently perform a variety of skilled maintenance duties involving in the inspection, diagnosis, troubleshooting and repair within all client communities, while mastering the large diversity of systems and practices within the department.

Duties for this role include such tasks as work orders, general maintenance, electrical, plumbing, carpentry, appliance installation / repair, custodial functions, complete unit turnovers, etc. while always ensuring all safety and operational standards.

Troubleshooting

Performs troubleshooting support for plumbing, garage door, irrigation and electrical issues, including, but not limited to the following. Unclogs drains; repairs or replaces leaky drain traps, water lines, leaking fixtures and waste disposals. Cleans and tests garage door sensors; replaces guide tracks; reprograms remotes. Replaces breakers, light switches, Ground Fault Circuit Interrupters (GFCIs), electrical outlets, light fixtures, carbon monoxide and smoke detectors. Repairs or replaces sprinkler head leaks, valve stems and piping.

Home Repair

Performs various home repairs. Carpentry : replaces door and window trim, repairs stair handrails, replaces doors and windows, repairs flooring. Drywall : patch, texture, touch-up and paint. Roofing : repairs to shingles and flashing; replaces underlayment with the use of a nail and or staple gun. Removes debris and leaves from gutters. Fencing : replaces or repairs pickets, posts, sections and gates. Miscellaneous : Changes light bulbs; replaces air filters; tightens towel racks; re-keys residences; adjusts doors and cabinet hinges; replaces faceplates.

HVAC :

Ensures heating, ventilation, and air conditioning (HVAC) systems are operational; performs system tune-up; checks breakers; replaces capacitors; identifies system leaks; replaces fan motors and Freon; utilizes an HVAC testing package to test efficiency of the system.

Teamwork

Maintains all equipment in a clean, orderly, and functional condition; ensures all work complies with applicable laws, regulations, safety practices and standards.

Updates and completes mobile work orders received from the maintenance center; completes all work orders within the given timeframe to ensure tenant satisfaction.

Fields emergency service calls during nights and weekends. Covers for Tech 2 on-call services nights and weekends.

Training Tech 1 and Tech 2 in Field Maintenance. Lends a hand where and when needed.
