SUMMARY
The Inspection Manger is the primary contact for all PCNA inspections at Bigos Management properties. This position schedules, coordinates, and communicates with the various organizations that need to complete inspections. The primary function of this role is to be on property completing inspections, identifying capital needs, and developing long-range capital funding schedules to support asset strategies and annual capital budgets. ESSENTIAL JOB DUTIES
PCNA :
Oversee PCNA Process : Develop and manage bi-annual schedules for PCNA inspections to ensure coverage for all properties every two years.Establish Inspection Calendar : Create an annual PCNA inspection calendar, scheduling inspections and keeping the Property Manager, Regional Manager, Area Director, Maintenance Manager, and Sr. Manager, CID informed.Conduct PCNA Inspections : Serve as the lead PCNA inspector for all Bigos properties, performing pre-assessment questionnaires, full interior and exterior assessments, and identifying immediate and long-term replacement needs.Document Findings : Record and document all findings in the PCNA inspection assessment, including ratings of physical components.Determine Funding Schedules : Develop 10-year funding schedules for each property, including cost estimations for identified projects. Collaborate with Sr. Managers, Sr. Project Managers and Project Managers for additional estimations.Manage Capital Planning : Input all identified projects into the Construction Manager-Capital Planning module. Maintain 10-year funding schedules and work with CID and Asset Management to align future project forecasts with property asset strategies.Analyze and Strategize : Work closely with Asset Managers and CID to analyze issues and develop strategies, leveraging resources and finances to achieve optimal ROI.STORM TRACKING / WEATHER DAMAGE :
Manage internal storm weather tracking process to including monitoring and tracking of storm patterns, identifying potential Bigos properties that have been impacted by storm damage and coordinate with Project Managers, ZBE's and Ops to inspect roofs and buildings to determine potential damageDocument and record weather tracks and damage findings in AsanaCoordinate contractor review alongside Sr. Manager-CID to prepare replacement scope and estimatesPartner with Sr. Manager-CID, Sr. Director of Accounting, Sr. Director-CID & CMT, and Chief Real Estate Officer to determine Insurance strategy for any claim submissionsGENERAL DUTIES :

Education and Experience :
High school diploma or GED; Associates degree preferredMinimum of 2 years progressive multi-family housing experienceExperience completing inspections and compiling reports of findings for reviewExperience in working with different organizations and vendors in scheduling inspectionsKnowledge of Microsoft Office, including Word, Excel, Outlook, and YardiPrevious experience conducting audits with multi-sitesPrevious REAC experience strongly preferredSkills and Abilities :

Must be able to quickly and easily navigate the property / building as required to meet the job functions, including climbing stairs and walking the hallways and common areas up to 75% of the time. Must possess mobility to work in a standard office setting and to use standard office equipment, including a computer; stamina to maintain attention to detail despite interruptions; strength to lift and carry items weighing up to 10 pounds; vision to read printed material and a computer screen; and hearing and speech to communicate in-person and over the telephone.
