Location
In the continental United States. All executive positions at the Company are work from home. Offices are available in certain cities if the candidate prefers an office workplace.
Position Overview
This position is the Company’s national leader in selling, (and occasionally leasing), community-owned MH and leasing vacant MH sites. Create and implement best-in-class standard operating procedures, (“SOP”), for advertising, marketing and sales, with a keen focus on AI, SaaS and other technology, to automate processes and speed absorption. Develop and implement training programs for on-site Community Managers to implement SOPs. This critical leadership position reports to the Chief Executive Officer and partners with the Vice President, Property Performance and the Vice President, Asset Maximization.
Responsibilities
Marketing, Advertising and Sales
- Create the Company’s SOPs for all marketing and advertising for sale or rental of Company-owned MHs and for rental of vacant sites. Integrate material and advice from third party experts consulting for the Company.
- Evaluate third-party SaaS used by the Company and source and implement improved technology to enhance operations. Optimize the Company’s use of Rent Manager and other existing SaaS.
- Prepare advertising and other sales collateral. Manage on-line advertising and monitor and manage social media. Manage website SEO.
- Use objective tools and data to monitor Community Managers’ implementation of SOPs and achievement of sales and rental goals. Provide regular, on-going feedback and coaching to Community Managers to improve their performance.
- Train Community Managers in the Company’s SOPs related to sales and advertising and support their becoming expert in the Company’s and third parties’ software.
- Tour communities to monitor proper display of signage, flags, banners and other advertising, and presentation of sale- and rent-ready community owned homes.
- Monitor innovations in AI and SaaS for new applications to the Company’s advertising, sales and marketing efforts. This extends to SOPs for prospect identification and tracking, from responding to prospects through the sales process to tenancy.
- Create advertisements and sales collateral including home preparation and staging and community signage.
Financial Management
With the Vice President, Asset Maximization, set quarterly KPIs for community-owned home sales and rentals and vacant site fill.Design and, with Company consultants, implement dashboards to track performance against KPIs.Analyze and optimize the Company’s spend on on-line and physical advertising, website content and structure, SEO and social media.Prospect Services
By personal example and setting standards, foster a culture that encourages excellent service to current and prospective residents.Train on-site teams in effective sales and customer support. Develop prospect screening tools, sales scripts, prospect funnel management and CRM systems.Design the sales program to convert existing MH renters into MH owners.Reporting
The position reports to the Chief Executive Officer.The position works closely with the Vice President, Property Performance and the Vice President, Asset Maximization.The position is supported by a full-time assistant, located overseas.Qualifications
At least two years of experience contributing to or leading a residential home sales program, very preferably in the MHC industry. Four years of relevant sales team leadership would be typical for this position. Experience across multiple states is highly advantageous.Expertise using Rent Manager and usage of the MLS, LeaseHawk, Zillow, SEO tactics, website design and other technical advertising tools.Familiarity with state MH sales licensing requirements. Sales agent license in at least one state is highly advantageous. Willingness to get licensed in multiple states is required.Spanish-language competence is an advantage.College degree is preferred but not required.Valid driver’s license and no more than two moving violations in the past 12 months.Passing standard criminal background investigation.Residential real estate sales agent or brokerage experience is not itself adequate preparation for success in the position.Compensation
Annual base salary from $110,000 up to $140,000 depending on the candidates experience and capabilities. Annual cash bonus, in part discretionary and in part commission-based, with a total annual target of at least $15,000 depending on the achievement of mutually-agreed goals.Paid time off, (“PTO”), in an amount at the discretion of the team member.
