Position Summary
The Property Manager will oversee the day-to-day operations, tenant relationships, and maintenance of W. Baker Holdings' commercial property portfolio. This role requires a hands-on leader with a strong understanding of property management, construction practices, and facilities oversight. The Property Manager will supervise a team of 24 maintenance associates, coordinate with outside contractors, and ensure that all properties are safe, well-maintained, and meet the needs of tenants.
Key Responsibilities
Serve as the primary point of contact for prospective and existing tenants.
Show available properties to potential tenants and support leasing efforts.Respond promptly to tenant requests, maintenance issues, and concerns.Property & Maintenance OversightSupervise, schedule, and support a team of 24 maintenance associates.
Oversee property repairs, upgrades, and general maintenance.Engage and coordinate outside contractors for specialized work.Ensure quality standards are met for all contracted and in-house work.Maintain records of work orders, repairs, and property condition.Financial & Administrative SupportAssist with rent collection efforts, including follow-ups on outstanding balances.
Provide input to the Office Manager on property budgets and capital improvement planning.Ensure compliance with company policies, lease agreements, and applicable regulations.Construction & PlanningApply general knowledge of construction, earth-moving, and facilities operations.
Assist in designing, planning, and supervising property projects and improvements.Monitor project progress, budgets, and timelines.Qualifications
Proven experience in property management, facilities management, or a related field.Strong leadership and supervisory skills; ability to manage and mentor a small team.General knowledge of construction, site work, and earth-moving practices.Ability to read and interpret contracts, estimates, and project plans.Strong communication and problem-solving skills.Comfortable working with tenants, contractors, and company leadership.Proficiency with basic computer systems and property management software (preferred).Valid driver's license and reliable transportation required.
