Position Overview
The Senior Land Acquisition Analyst (SLAA) identifies and supports the evaluation and acquisition of residential land opportunities that advance Windsongs long-term growth and investment objectives. This position focuses on disciplined Competitive Market Analyses (CMAs) and other data-driven methodologies to ensure that each proposed community aligns with the companys brand, customer, and profitability goals.
The SLAA supports all aspects of opportunity sourcing, underwriting, and due diligence leading up to community handoff, working in close coordination with the Community Planning Manager and the Director of Land A&D to ensure seamless transition from early feasibility to community planning and launch readiness. The position is also responsible for establishing and improving standardized systems for CMAs and deal-specific pro formas that inform both acquisition decisions and ongoing market positioning, supporting consistent, data-driven evaluation and ensuring that multiple investment opportunities can be fairly compared for equity allocation.
This role plays a direct part in implementing Windsongs five-year plan to double in size by developing scalable processes and disciplined investment systems that balance growth with return on investment. As the company expands, the position may contribute across multiple functions during Windsongs growth phase, working flexibly across responsibilities while overhead grows thoughtfully in step with NOI performance.
Key Responsibilities
Market Research and Sourcing
Assist the Director of Land A&D in maintaining awareness of Atlanta-area submarkets, focusing on active adult and multigenerational housing trends.Support relationships with brokers, developers, planners, engineers, and governmental staff to identify viable opportunities.Monitor rezoning agendas, infrastructure projects, and other indicators of potential acquisitions.Represent Windsong professionally at industry and networking functions.Feasibility and Underwriting
Prepare and maintain detailed CMAs for target submarkets, verifying and refreshing data monthly, and train Sales Professionals, both new and existing, in the correct preparation and ongoing maintenance of CMAs to ensure consistent accuracy and methodology across all communities, in coordination with the Community Planning Manager, who holds follow-up responsibility for timely completion and verification of updates.Develop comprehensive financial pro formas from land acquisition through vertical build-out, including pricing, cost, timing, and cash-flow assumptions, and model various funding structures including private investors, mezzanine lenders, land bankers, and / or traditional banking to maximize return and capital efficiencies.Coordinate with the Controller / FP&A Director to maintain consistent modeling standards and key financial assumptions.Evaluate opportunity cost among multiple projects competing for limited equity to guide strategic investment.Prepare acquisition summaries, financial models, and supporting documentation for internal review and presentation by the Director of Land A&D to the Land Committee (CEO, COO, and CFO), with supporting documentation for final approval.Support due diligence across zoning, environmental, geotechnical, and utility considerations.Due Diligence and Documentation
Support tracking, document organization, and coordination among consultants, engineers, attorneys, and governmental agencies during feasibility and contract periods.Maintain data accuracy and document discipline within the land acquisition filing system.Maintain a detailed contract calendar and ensure that all deadlines, contingencies, and closing requirements are met.Track all contractual milestones and deliverables from execution through closing.Systems and Process Development
Maintain and enhance templates and procedures for CMA preparation, financial modeling, and internal reporting.Develop and maintain a digital land-pipeline dashboard with the Controller / FP&A Director to track project status, timing, and metrics.Integrate mapping, GIS, and aerial imagery tools (for example, LandVision or Google Earth) into acquisition workflows.Continuously maintain two large-format submarket wall maps that display CMA boundaries and the locations of potential, pending, and existing deals, ensuring that one map is current in the Land offices and the other in the COOs office.Document and refine acquisition procedures to ensure scalability and process continuity.Cross-Department Coordination
Work collaboratively with the Community Planning Manager and Director of Sales & Marketing to align early planning, amenities, and market positioning.Partner with the Controller / FP&A Director to support the Annual Plan and Forecast process.Ensure smooth transitions from acquisition to development, maintaining clarity across departmental handoffs.Job Standards : Measurables and Results

Bachelors degree in real estate, finance, planning, or a related field preferred.Minimum three years of experience in residential land acquisition, development, or real estate analysis.Demonstrated expertise in real estate financial modeling and valuation.Strong analytical and technical skills with Microsoft Excel, GIS, and mapping software such as LandVision or Google Earth.Familiarity with market analysis tools such as Zonda / Metrostudy and GroundWorks.Experience supporting or preparing financial packages for leadership or investment review preferred.Understanding of Atlanta-area jurisdictions, entitlement processes, and development economics.Excellent organization, communication, and collaboration abilities.Georgia Real Estate License preferred or attainable within six months.Employee Pledge
