Maintenance Specialist

This position is the maintenance team leader that is responsible for the physical performance of maintenance, coordination of resources and reporting of work at the assigned building(s). Such physical tasks include maintaining the property's curb appeal, completing timely unit turns, completing and documenting building system certifications, custodial work, grounds keeping and pest control. Coordination of resources includes other team members, vendors, materials and supplies. The documentation / reporting includes building system certifications, property asset documentation and maintenance schedule updates.
This position is a team member performing skilled work at the Everett Housing Authority's "journey level" category in several trades. Work involves performing various skilled tasks in the repair and maintenance of equipment and buildings. Work requires proficiency in several trades, with working conditions and the degree of supervision exercised differing according to the location and nature of assignments. Work requires exercising technical independence in determining work methods and procedures.
The Everett Housing Authority deems the term "journey level" to mean the ability to demolish or replace, repair, rebuild and install systems that are contained within the physical assets of the Authority. This is deemed "skilled" work. This would exclude major systems such as building boilers, large commercial or industrial central HVA / C systems, cooling towers and major electrical work on electrical switch gear, complicated industrial panel systems or specialized proprietary systems such as storefronts and automatic entrance and security systems.
The Everett Housing Authority recognizes five specific areas of journey level disciplines : Plumbing, Electrical, Heating and Ventilation, Appliance Repair and Carpentry. In order to gain the position of Senior Maintenance Specialist, EHA training and successful certification testing of three of the major disciplines is mandatory.
Essential duties and responsibilities include :
- Physical Maintenance :
- Ensures and performs unit turns, inspections, preventive maintenance, repair or replacement (from individual components through to entire system) of the following : Appliances, mechanical, electrical, carpentry (including all door hardware), all interior and exterior finishes, building envelope (siding, roofing, glazing) and equipment.
- Performs chemical, mechanical and thermal pest control.
- Assists and coordinates building systems annual certifications which includes but not limited to fire alarm, fire sprinkler, backflow preventer, elevators and emergency response systems (i.e. pendants).
- Assists with funder pre-inspections and ensures associated work-order completion for building systems, common areas and units.
- Is on call for after-hour's emergency duties when scheduled and assigned.
- Follows all applicable safety procedures, including wearing respirators as necessary.
- Drives to various sites.
- Other physical duties as assigned.
- Coordination of Resources :
- Acts as team member in performing vacancy, annual and preventive maintenance inspections.
- Estimates labor and material requirements for assigned tasks.
- Assists standardization of materials for assigned sites with EHA's standard materials
- Prepares requisition for supplies and material needed.
- Reads blueprints, plans, wiring diagrams and schematic drawings proficiently.
- Provides guidance and supervises the work of individuals assigned to assist in specific tasks.
- Oversight of vendors.
- Assists budget adherence to property inventory supplies and materials.
- Reporting and Communications :
- Ensures updates on a quarterly basis of maintenance logs, Property binders, MSDS binders and building inspection and certification binder for assigned buildings.
- Ensures consistent and real time updates of Yardi work-orders.
- Ensures daily communications with supervisor.
- Afterhours :
- Is on call for after-hour's emergency dispatch duties when scheduled and assigned.
- Is familiar with power, water and gas turnoffs, clean-out traps, fire extinguishers and fire hydrants of the portfolio.
- Maintains a personal log of emergency telephone numbers (e.g., police, fire department and supervisor).

High School Diploma or GED EquivalentNew hires must have four years of proven, paid experience working in three of these trades in order to qualify to take the EHA Journey Level Test : electrical, plumbing, heating & ventilation, appliance repair, and carpentryCompetencies :
