As a Maintenance Supervisor, you will lead a team of maintenance professionals in performing highly diversified duties to install, troubleshoot, repair and maintain the assigned real estate portfolio. Special attention to safety, predictive and preventative maintenance and processes to support the achievement of the site\'s business goals and objectives is critical to success.
Where will this role work?
This role supports our property The Scenic, a 171-unit market rate apartment building in St. Paul.
Schedule & Hours :
- The schedule for this role will be Monday - Friday, 8 am - 5 pm.
- Some weekend and on-call rotations are required. Ask about our on-call incentive plan.
Essential Functions
Completes general maintenance and upkeep responsibilities including minor plumbing, electrical, HVAC, light carpentry, painting and landscaping.Responds to open work orders and resolves resident / tenant requests within 24 hours.Prepare and turn vacated apartment units within 24 hours (5 days if not immediate). All vacated apartments must be painted, cleaned, carpets shampooed and repairs completed in a timely and impeccable manner.Assist in scheduling and completing preventive maintenance for buildings and building equipment.Hands-on work of building repairs, preventative maintenance and general upkeep with emphasis on more involved operations or projects.Diagnoses problems, replaces or repairs parts, tests and makes adjustments.Use a variety of hand and power tools, electric meters and material handling equipment.Walks property regularly to ensure property rules are followed and property is clean, orderly and well-maintained.Works on the last day and first day of each month until responsibilities are completed; some overtime may be required. Evening and weekend on-call rotations as required.Responsible for purchasing supplies by maintaining stock and serving as the main point of contact for outside vendors; takes bids for special projects or extensive maintenance.Maintains customer service and relations with tenants, vendors and other internal or external organizations.Works as a team player and interacts with internal and external customers in a friendly and efficient manner.Keeps management informed on property conditions, resident / tenant complaints, and suggestions for improvement of property performance.Coordinates unit inspections in partnership with management; reviews turnover schedules with management.Reports resident / tenant lease and policy violations to management.Performs other tasks and duties as assigned; evening and weekend on-call rotations may be required.Produces required volume of work by planning, organizing, and prioritizing duties.Follows Sherman Associates attendance policy; adheres to grooming, appearance standards, general work rules, and all policies and procedures.Maintains a clean and safe work environment and follows all safety and emergency procedures.Attends required meetings and training sessions, including travel to corporate headquarters as needed.Assists in maintaining sufficient maintenance supply stock and contracts outside vendors; obtains bids for special projects or extensive maintenance.Obtains approvals for expenditures and maintains budgets.Maintains exterior grounds and interior common areas in quality, presentable condition.Supervisory Responsibility
As applicable, supervises, coaches, directs, trains and evaluates staff; prepares and conducts employee reviews and approves timecards.Supervises on-site maintenance and groundskeeping staff, if utilized; develops specifications and evaluates service needs and performance across maintenance and management.Forecasts and manages replacement of major capital expense items including HVAC, roofing, and parking lot surfaces.Minimum Requirements
Education & Experience
High school diploma / GED and completion of a craft apprenticeship, or equivalent education and production maintenance experience.5-7 years of experience in maintenance or related carpentry / construction, ideally in residential or commercial real estate.Special boilers license or willingness to obtain one, if applicable.Certified Pool Operator (CPO) or willingness to obtain one, if applicable.Must provide own hand tools.Current and valid driver\'s license; must pass a Motor Vehicle Record check (MVR) and maintain a safe driving record.Willingness to run errands for maintenance and cleaning supplies.Excellent verbal, written and presentation skills; ability to communicate effectively with community tenants, vendors and across corporate divisions.Required Skills & Abilities
Must possess a valid driver\'s license and a reliable vehicle with insurance and a safe driving record.A passion for the mission, vision, and values of Sherman Associates.Office hours may vary due to portfolio needs.Work Environment
Exposure to fumes or airborne particles, moving mechanical parts and vibration; noise levels can be loud.Physical Requirements
Described physical demands are those required to perform essential functions; may include close and distance vision, depth perception and ability to adjust focus.Ability to move around the property and office; workload may vary.Must be able to lift over 50 lbs occasionally.Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening, and vision abilities.Additional Screening Requirements
Current and valid driver\'s license required; MVR check and safe driving record.Pre-employment strength test or CRT examination may be required.Must meet criminal background screening requirements for the position per MN statute 299C.67 to 299C.71.Benefits & Compensation
Pay Range : $30-35 / hour + commission / bonus eligibility. Pay is based on experience, skills, and knowledge.
