Assistant Community Manager

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the daily operations and financial functions of the housing community. You will contribute to delinquency and rent collection to optimize cash flow and financial position. In the absence of the Community Manager, you will manage all phases of operations, including personnel, leasing, maintenance, financials, administration, and risk management. You will supervise property operations and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities

• Financial Management : post payments and income accurately and timely; process and reconcile daily account receivables; monitor and follow up on bad debt, late notices, resident and guarantor contact, and evictions; help property meet budgeted revenues, expenses, and NOI; post charges to resident accounts and bill back utilities where applicable; perform end-of-month closing procedures and reporting; maintain organized records and audit resident files; walk units and post move-out charges, statements, and security deposit refunds.
• Personnel Management : regular onsite attendance; screen, hire, train, coach, and develop onsite staff; provide ongoing training, coaching, and guidance in compliance with Asset training benchmarks; promote harmony and quality performance; ensure policy compliance; support staffing strategies for leasing success; address resident complaints and retention initiatives; conduct leasing activities and move-ins.
• Administrative Management : deliver excellent customer service; monitor service request turnaround and maintenance responsiveness; maintain property appearance with timely repairs and regular inspections; assist supervision of business functions; plan and utilize property resources economically including vendor bids and contractor coordination.
• Education / Experience : High School Diploma or Equivalent; Bachelor’s preferred or two years in housing industry; or equivalent combination of education and experience; ability to perform onsite software functions; basic computer skills; knowledge of Fair Housing Laws and OSHA requirements.
• Physical Requirements : ability to remain in a stationary position, move as needed, and perform tasks in various environments; willingness to work overtime, weekends, and night hours as needed.

Salary Range : $20 per hour to $21 per hour
