Overview

The Building Engineer performs building operational duties under the direction of the Property Manager. Exemplifies excellent customer service and property enhancement.

The Building Engineer will take responsibility for maintaining the integrity of all building systems and operate the building in an efficient manner, supervise work in the field and perform routine maintenance and repairs of all HVAC, boiler, heating, refrigeration, water, and energy systems to ensure the effective operation of the property

Daily duties will consist of working with the property management team performing preventive maintenance tasks, responding to tenant service request, and providing a safe working environment for building tenants and visitors.

The base hourly rate is aligned with market data and is estimated between $45.00 to $55.00 with the ability to achieve additional compensation through bonus. This hourly range reflects base compensation for the position across all US locations. Within this range, individual pay is determined by work location and other factors including relevant education/training, experience, and internal equity.

Responsibilities

• Assist in and conduct the daily operations and maintenance of plumbing, electrical, HVAC, and general maintenance requirements of buildings.
• Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns
• Respond to customer service requests, delegating tasks when appropriate.
• Conduct daily reviews of grounds upkeep, lighting, ceiling tiles, housekeeping and building storage/mechanical areas and operating equipment. Identifies deficiencies and implements corrective action as necessary.
• Perform scheduled site inspections on assigned properties specifically on alarm/safety/fire extinguisher and equipment and operating HVAC equipment.
• Fire Life Safety Class E system (Fire Command Center); maintain fire extinguishers and other fire/life safety equipment.
• Emergency Generator and Back Up Power supply (UPS).
• HVAC water treatment system-including monitoring and maintain chemical levels in accordance with the system plan. Taking bacterial dipslide tests and recording same, overall water treatment analysis. Entering all info onto digital based cooling tower water plan.
• Working knowledge of basic plumbing (restroom flushometers, valves, water fountains, black pipe, copper piping-including soldering/brazing connections).
• Comfortable with minor electrical work, including locating and reset of circuit breakers, replacing electrical solenoid valves, etc. & operate Lighting control system.
• Maintain building certificates for elevators, boiler/pressure vessel, fire/life safety documents.
• Act as a liaison for management when dealing with tenants and staff.
• Assist with and monitor tenant build-out projects.
• Coordinate maintenance efforts with outside contractors and technicians.
• Comply with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practice safe work habits.
• Ensure management team is informed of current building operations.
• Participates in regularly scheduled Emergency On-Call rotations of portfolio.
• Perform other related duties and responsibilities as assigned.

Qualifications

• 3-5 Years' experience as a full time Engineer in an office or commercial building, facilities environment.
• Able to work in and maintain a professional manner in a highly visible, public environment.
• Must be able to work random shifts on short notice, weekends, and overtime when needed.
• Must be able to work as a team player as well as work alone on shift and be a self-starter.
• Experience with Computerized Maintenance Management System is helpful.
• Detail-oriented, able to handle multiple projects simultaneously, extremely professional, and customer service oriented
• General handyman experience.
• Experience with VAV systems, chillers, cooling towers, air handling units.
• Excellent problem solving and analytical skills; must be dependable and possess good time management skills.
• Excellent management skills and ability to work with all levels of employees, tenants and vendors.
• Excellent oral and written communication skills.
• Must be dependable and possess good time management skills.
• May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief
• When responding to priority/emergency situations (including overtime type assignments); may require shift work and/or on-call duties.

• FDNY FLSD Certificate of Fitness (F89) / Supervision Of fuel piping (P98)
• FDNY Fire Sprinkler/Standpipe Certificate of Fitness (S12/S13)
• FDNY Supervisory of Fire Alarm System (S95)
• Air Compressor C of F (A35)
