Position Summary
AHC Inc. is seeking a mission-driven Real Estate Accounting Manager to oversee the financial operations for our growing portfolio of affordable housing properties. This role is critical to ensuring the financial health and compliance of our properties, which directly supports our ability to develop and preserve affordable homes. The ideal candidate will be a hands-on leader with deep expertise in real estate accounting and possess a passion for process improvement, and community impact. This role will manage the full accounting cycle for a portfolio of multi-family properties and development projects, mentor accounting staff, and partner closely with our property management, asset management, and development teams.
Key Responsibilities
Mission-Critical Financial Management :
- Manage annual audit process for portfolio of 46 multifamily projects ensuring timely delivery and compliance with annual deadlines.
- Analyze monthly, quarterly, and annual financial statements provided by third-party property management firms in accordance with GAAP. Provide clear and actionable feedback to outsourced property management accounting teams to ensure compliance with AHC standards and practices.
- Oversee cash management for the portfolio, including deposits, annual surplus cash disbursements, and bank reconciliations, to ensure optimal liquidity for our mission-driven operations.
- Integrate newly acquired or developed properties into AHC's accounting and reporting frameworks.
- Review work of development accounting team members and ensure timely submission of draw requests and required compliance reporting.
Affordable Housing & Compliance Expertise :
Review monthly tenant rent charges, housing assistance payments, and other revenue streams specific to affordable housing programs and work with asset management team to ensure compliance and timely receipt of government subsidy payments.Ensure compliance with requirements from various sources, including Low-Income Housing Tax Credit (LIHTC) partnerships, HUD, lenders, and other state / local grants.Coordinate preparation of financial reports required for regulatory agencies, internal stakeholders, investors, and grantors.Leadership & Operational Excellence :
Supervise, mentor, and develop a team of property accountants, fostering a collaborative and high-performing environment.Review the work of property accountants to ensure complete and accurate financial reporting for assigned properties.Collaborate with outsourced property management and internal asset management teams to prepare the annual property operating budgets and re-forecasts, providing financial insight to support operational decisions.Identify and lead process improvement initiatives to enhance the efficiency and accuracy of the accounting function.Qualifications & Experience
Required :
Bachelor's degree in Accounting, Finance, or Business Administration.Experience with annual audit preparation and management.Minimum of 7 years of progressive accounting experience, with at least 3 years in a supervisory role.Significant experience in real estate accounting, specifically within multi-family residential or affordable housing.Expert knowledge of GAAP and experience with the financial complexities of affordable housing, such as LIHTC partnerships, HUD regulations, or other subsidized housing programs.Advanced proficiency in Yardi or similar real estate accounting software is required.Experience with job cost accounting and real estate development operational reporting.Advanced proficiency in Microsoft Excel for financial modeling and analysis.Exceptional attention to detail, strong organizational skills, and the ability to manage multiple priorities to meet deadlines.Preferred :
CPA (Certified Public Accountant) certification is highly preferred.Experience in a non-profit environment is a significant plus.What We Offer
