Position Overview
The Preconstruction Manager is a senior leadership role responsible for guiding design, estimating, and budgeting efforts for large and complex projects. This individual will oversee the preconstruction team, coordinate closely with operations and external partners, and ensure cost-effective, innovative solutions are developed from schematic design through final construction documents. Acting as both a strategic and technical leader, this role has significant influence on project success, client satisfaction, and overall business growth.
Key Responsibilities
Lead and mentor Preconstruction Engineers, ensuring professional development and strong team performance.
Prepare and review conceptual and detailed estimates at various project milestones, maintaining accurate cost models throughout the design process.
Track and analyze estimate variances, manage preconstruction logs, and document changes to ensure alignment with project goals and budget.
Drive value engineering initiatives, ensuring all design revisions and scope adjustments meet financial, schedule, and quality requirements.
Negotiate scopes of work and contracts to secure favorable outcomes for the company and project stakeholders.
Facilitate and participate in design and coordination meetings for design-build and design-assist projects.
Maintain comprehensive records of meetings, estimates, and preconstruction documentation.
Collaborate with architects, engineers, and owners to clarify project scope, design intent, and budget constraints.
Develop narrative scopes of work and provide technical input to operations teams as projects transition into construction.
Build and strengthen client relationships through consistent communication, collaboration, and reliable project delivery.
Qualifications
Bachelor’s or Master’s degree in Engineering, Construction Management, Business, or related field; equivalent experience will be considered.
10+ years of experience in preconstruction, estimating, or related functions, with at least 5 years in a leadership capacity.
Strong background in MEP systems, construction methodologies, and design-build or design-assist delivery methods.
Proven ability to negotiate contracts, lead diverse teams, and manage high-value preconstruction projects.
Demonstrated skills in strategic planning, problem-solving, and decision-making with measurable business impact.
Excellent communication and relationship-building skills with the ability to influence both internal and external stakeholders.
High degree of creativity, foresight, and sound judgment in guiding design and budgeting activities.
