About the Role :

The Maintenance Supervisor plays a crucial role in ensuring the operational efficiency and safety of properties within our real estate portfolio. This position is responsible for overseeing all maintenance activities, ensuring that all facilities are well-maintained and compliant with safety regulations. The Maintenance Supervisor will lead a team of maintenance staff, coordinating schedules and prioritizing tasks to address urgent repairs and routine maintenance. By implementing preventive maintenance programs, this role aims to minimize downtime and enhance tenant satisfaction. Ultimately, the Maintenance Supervisor contributes to the overall value and appeal of our properties, fostering a positive living and working environment for all occupants.

Minimum Qualifications :

  • High school diploma or equivalent.
  • Proven experience in a maintenance role, with at least 3 years in a supervisory capacity.
  • Strong knowledge of building systems, including HVAC, plumbing, and electrical systems.
  • Ability to read and interpret technical manuals and blueprints.
  • Excellent communication and interpersonal skills.

Preferred Qualifications :

  • Associate's degree in facilities management or a related field.
  • Certification in maintenance management or a related discipline.
  • Experience with property management software.
  • Knowledge of local building codes and regulations.
  • Previous experience in the real estate or rental industry required.
  • Class A / Luxury Apartment experience preferred.
  • Responsibilities :

  • Supervise and coordinate the daily activities of the maintenance team, ensuring timely completion of tasks.
  • Conduct regular inspections of properties to identify maintenance needs and ensure compliance with safety standards.
  • Develop and implement preventive maintenance schedules to prolong the lifespan of equipment and facilities.
  • Manage maintenance budgets, including tracking expenses and ordering necessary supplies and equipment.
  • Serve as the primary point of contact for tenant maintenance requests, ensuring prompt and effective resolution.
  • Skills :

    The required skills for this role include strong leadership abilities, which are essential for managing a diverse maintenance team and ensuring effective communication. Technical skills in plumbing, electrical, and HVAC systems are utilized daily to troubleshoot and resolve issues efficiently. Organizational skills are critical for developing maintenance schedules and managing budgets, ensuring that resources are allocated effectively. Problem-solving skills are frequently applied when addressing tenant requests and unexpected maintenance challenges. Preferred skills, such as familiarity with property management software, enhance the ability to track maintenance requests and streamline operations.
