Director Of Auxiliary Enterprises

Auxiliary Enterprises is a multi-million-dollar self-support business entity at the University of Baltimore (UBalt), within the Division of Administration and Finance. The director provides managerial leadership to the staff and strategic vision and direction for all operational activities within the unit. Key areas are real estate and lease management, the campus card, parking & shuttle services, sales of course materials and UBalt merchandise, vending, package & mail services, other minor service contracts. A key position responsibility includes ensuring compliance with all applicable Federal, State of Maryland and University System of Maryland (USM) regulations and policies related to Auxiliary managed operations. Finally, the director is responsible for new revenue development, implementation of operational efficiencies and implementation of new software tools, business enterprises, contracts and services. Hybrid telework options are available, but the incumbent will need to report to campus the majority of the time. For some periods of time / high-priority projects, telework will not be an option.

Responsibilities :

  • Maximize revenue from auxiliary operations including leases and parking.
  • Negotiate and administer contracts with legal and financial oversight.
  • Track financial performance and ensure compliance with university and state regulations.
  • Cultivate tenant relationships to support long-term revenue stability.
  • Lead acquisitions, dispositions, and leasing of university-owned properties.
  • Conduct market analysis and feasibility studies to identify strategic opportunities.
  • Structure and manage ground and facilities leases to optimize financial returns.
  • Coordinate with internal and external stakeholders for approvals and execution.
  • Manage contracts for auxiliary services like bookstore, apparel, and vending.
  • Lead RFP processes and vendor selection in partnership with Procurement.
  • Monitor vendor performance and explore new service opportunities.
  • Align third-party services with campus space and revenue strategies.
  • Oversee campus space allocation, inventory, and utilization reporting.
  • Supervise the Associate Director and auxiliary staff across space, parking, and contract functions.
  • Support strategic space decisions and innovative parking solutions.
  • Ensure alignment with the facilities master plan and university goals.
  • Develop multi-year capital improvement plans for auxiliary buildings and leased spaces.
  • Assess asset conditions and recommend projects to maintain safety and revenue potential. Prepare documentation for funding requests through state capital programs.

Minimum Qualifications :

Education : Bachelor's degree in business administration, finance, real estate, or applicable business field.

Experience : Seven years' progressive professional experience in a multi-faceted for-profit business with three years of progressive management and direct supervision. Experience working with an ERP / integrated technology, including data extraction and presentation of data in a format suitable for executive decision making is required. Experience acting with a high level of diplomacy, confidentiality and trust is required.

Preferred Qualifications :

Education : A master's degree or JD in business administration, finance, real estate, or applicable business field.

Experience : Experience in a financial and business setting utilizing Workday Finance and / or Human Capital Management modules in a public higher education environment.

Required Knowledge, Skills and Abilities :

  • Deep understanding of real estate, including market analysis and leasing and capital planning, renewal and replacement. Insight into capital improvement planning, asset condition assessment, and state funding mechanisms (e.g. USM and DBM).
  • USM policies on acquisition, disposition, ground leases, facilities and parking leases, procurement processes and rules related to contract negotiation, administration and management.
  • Knowledge of third-party service contracts and their integrations with campus operations.
  • Quick aptitude to learn institutional policies and reporting requirements for higher education.
  • Strategic Planning : Ability to align real estate and auxiliary operations with long-term institutional goals and master plans.
  • Financial Analysis : Proficiency in evaluating revenue potential, lease terms, and performance metrics to drive financial outcomes.
  • Contract Negotiation : Skilled in securing favorable terms while ensuring legal and regulatory compliance.
  • Project Management : Capable of managing complex initiatives across multiple stakeholders and timelines.
  • Communication and Reporting : Strong written and verbal skills for preparing documentation, presenting to senior leadership, and coordinating with external agencies.
  • Leadership and Supervision : Lead and mentor staff, especially the Associate Director, across diverse operational areas.
  • Relationship Building : Cultivate productive partnerships with tenants, vendors, government agencies, and internal stakeholders.
  • Decision-Making : Exercise sound judgment in evaluating opportunities, managing risks, and resolving operational issues.
  • Adaptability : Navigate evolving market conditions, regulatory changes, and institutional priorities with agility.
  • Systems Thinking : Integrate space management, parking, and auxiliary services into a cohesive strategy that supports campus efficiency and revenue growth.
  • Demonstrated ability to think strategically, analytically, and to apply financial tools in the analysis of data is essential.
  • Ability to project a professional and positive image of the institution, including strong oral and written skills.
